About Shyan Yee (Yee Woei Shyan)
Registered Real Estate Negotiator · REN 46305 · IQI Realty Sdn Bhd · Kuala Lumpur
My full name is Yee Woei Shyan; most people call me Shyan Yee. I am a registered real estate negotiator, REN 46305, with IQI Realty Sdn Bhd in Kuala Lumpur. I help buyers compare new launches, work out the loan and view the show unit, all the way to collecting the keys.
I was born in Seremban, Negeri Sembilan. I graduated with a first-class honours degree in marine biology and began my career as a marine researcher, then worked in sales and marketing at a multinational company and as an operations manager at a local company. I have been in real estate since 2019 and am now a Team Leader at IQI Realty.
This site is my own. It holds 139 project pages, 177 project reviews and comparisons, and 15 videos I filmed myself, covering new launches in Kuala Lumpur, Selangor and Johor Bahru, in English, Simplified Chinese and Traditional Chinese.
How the reviews are made
- Facts are checked first. Prices, sizes, maintenance fees, unit counts and completion years are checked against the developer's own documents and my project database. Each review shows, at the top, the day its facts were last checked.
- Recorded sale prices and asking rents. Where records are available, a review lists the recorded sale prices of nearby projects and current asking rents, so the new launch price has something to be measured against.
- Opinion is kept apart from facts. The checked facts sit in one block; my view of who a project suits, and who it does not, sits in another and is marked as my view.
- Prices and rules change. A developer's price list can change with each release, so ask me for the current one before you decide.
