Malaysia Property Calculators

Nineteen calculators for buying, financing, renting out and selling property in Malaysia: loan instalments, DSR, stamp duty and legal fees, rental yield, RPGT and more. Each one opens on its own page. The figures are estimates for reference only; actual amounts depend on your bank, your lawyer and the authorities.

Glossary

The terms you will hear when buying property in Malaysia, in plain words. For reference only; your bank and lawyer have the final word.

DSR
All your monthly loan instalments ÷ your monthly net income. Banks use it to judge how much more you can borrow; the limit varies by bank. Full guide
DSR vs net income
DSR is calculated on net income (after EPF, SOCSO/EIS and tax), not gross salary. Two people with the same salary can get different loan amounts because of deductions and existing debts. Full guide
OPR
The Overnight Policy Rate set by Bank Negara Malaysia. When it goes up or down, floating home loan rates usually follow. Full guide
SBR / BR
The reference rate your loan is priced on. Since 1 Aug 2022 new floating loans use the SBR, which moves with the OPR; older loans stay on each bank's BR. Your rate = SBR/BR + the bank's spread. Full guide
Margin of finance (LTV)
The percentage of the price the bank lends, e.g. 90%. BNM caps an individual's third and later housing loans at 70%. Tenure is up to 35 years or until age 70, whichever is earlier, at the major banks. Full guide
Downpayment
The part of the price you pay yourself — price minus the loan. With a 90% loan the downpayment is 10%; the booking fee usually counts towards it. Full guide
MRTA
Mortgage Reducing Term Assurance. Cover falls in line with your loan balance; usually one single premium that can be added to the loan; payout goes to the bank. Full guide
MLTA
Mortgage Level Term Assurance. Cover stays the same; paid monthly or yearly; some plans have cash value and can move to another property. Terms depend on the plan. Full guide
SPA
Sale and Purchase Agreement between buyer and seller (or developer). It sets the price, payment schedule, completion date and each side's duties. Full guide
Loan agreement
The agreement between you and the bank for the housing loan. It attracts 0.5% stamp duty on the loan amount and its own legal fee. Full guide
MOT
Memorandum of Transfer — the document that transfers the title into your name. Stamp duty on it is the largest one-off cost besides the downpayment. Full guide
Stamp duty
MOT for Malaysians/PR: 1% on the first RM100k, 2% up to RM500k, 3% up to RM1m, 4% above. Foreign buyers of residential property: flat 8% for transfers executed from 1 Jan 2026. Loan agreement: 0.5% of the loan. Full guide
Legal fees (SRO 2023)
Set by the Solicitors' Remuneration Order 2023: 1.25% on the first RM500,000 (min RM500), then 1% up to RM7.5m. Charged separately for the SPA and the loan, plus 8% SST and disbursements. Full guide
RPGT
Tax on the gain when you sell. Malaysians/PR: 30% / 20% / 15% in years 1–3 / 4 / 5, 0% from year 6. Foreign individuals: 30% within 5 years, 10% after. Malaysian companies: 10% from year 6. Full guide
Progressive payment
For new projects, the developer bills in stages as construction progresses (Schedule G for landed, Schedule H for strata). You only pay interest on the amount the bank has released so far. Full guide
VP
Vacant Possession — when the developer hands over the keys. From VP, maintenance fees start and full instalments usually begin. Full guide
CCC
Certificate of Completion and Compliance — the document confirming the building is complete and fit to occupy. The developer hands over the keys (VP) with it; on a completed unit, your lawyer checks it before you sign. Full guide
DLP
Defect Liability Period — starts at VP and runs for 24 months. During it the developer must repair defects you report, so inspect the unit early and report in writing. Full guide
Maintenance fee & sinking fund
Monthly charges for strata property. Maintenance covers daily upkeep; the sinking fund (at least 10% of the maintenance charge under the Strata Management Act 2013) is saved for major repairs. Full guide
Freehold vs leasehold
Freehold land has no expiry. Leasehold land has a fixed term (commonly 99 years) and can be renewed with the state authority; the process and cost vary by state. Full guide
Rental yield (gross vs net)
Gross = yearly rent ÷ price. Net = (yearly rent − yearly costs such as maintenance, assessment and quit rent) ÷ price. Net is the more realistic figure. Full guide
