Quick answer: who is Keeperz Suites for?
Keeperz Suites is for a buyer who wants a small freehold suite in Gelugor that is set up from day one for short stays: the developer states it is designed for short-term rental and Airbnb use, offers a furnished package through Mana-Mana Hospitality, and includes dual-key layouts. It is not a family home. Units are 484 and 581 sq ft, the fee is RM 0.94 per sq ft, and the building has 364 car parks for 493 units, so not every owner gets one. For the latest price list and available units, WhatsApp +60 17-279 8932.
My view
In one line: A short-stay product of small suites, not a family home: freehold and from RM 820,100, but with a high price per square foot, a high fee and fewer car parks than units.
The price: The database lists a gross price of about RM 1,646 to RM 1,803 per sq ft. On a rough measure (starting price divided by smallest size) that is about 40% above The Lighthauz next door, for units two-thirds its size. The fee is RM 0.94 per sq ft, about RM 455 a month for 484 sq ft and roughly double The Lighthauz; it is due even in months with no bookings. My data has no nightly rates or occupancy for this area, so I cannot say whether letting would cover these costs.
Who it suits, who it doesn't: It suits buyers who specifically want a furnished short-stay unit and accept a higher fee; the 581 sq ft dual-key Type B lets you live in one side and let the other. It does not suit people who want a long-term home, are buying for a family, or need a car park: there are 364 bays for 493 units. It also does not suit anyone uneasy about short-stay rules changing after they buy.
How long to hold: Handover is expected in Q4 2030, so this is a long hold. Short-stay rules may change during that time, so I'd suggest asking yourself whether you would still keep the unit if short stays were not allowed, before you decide.
Check for yourself at the viewing: ask the developer to show you in writing what the deed of mutual covenant (DMC) and planned house rules say about short stays; whether your unit comes with a car park; the operator's actual results at its other Penang buildings, treating any projection as a sales claim; whether the unit faces south-east towards the Penang Bridge or north-west towards Bukit Dumbar; and the room and bathroom count of each type, going by the floor plan.
- Suits: buyers who specifically want a furnished short-stay unit on Penang island and accept a higher fee for it; buyers who like the flexibility of a dual-key layout.
- Think twice if: you want a home to live in long term, need a guaranteed car park, are buying for a family, or are uneasy about rules on short stays changing after you buy.

Who is the developer?
Keeperz Suites is developed by EXSIM Waterfront Sdn. Bhd., the same Exsim company behind The Lighthauz. The two share a land parcel address, and the developer's own description places Keeperz Suites beside The Lighthauz, taking its name from the lighthouse keeper's house. In practice, this gives you two very different Exsim products side by side: a family-leaning tower of 732 and 1,001 sq ft homes with two car parks each, and a short-stay building of smaller suites. If you are deciding between them, you are really deciding between living and letting.
What is near Keeperz Suites?
These are straight-line distances from the project's map coordinates. A walk or drive is always longer.
| Category | Place | Distance |
|---|---|---|
| Shopping | Udini Square | about 480 m |
| Shopping | The Gallery Kompleks Seri Damai | about 2 km |
| Shopping | Kompleks Sri Wonder | about 3 km |
| Groceries | Lotus's | about 370 m |
| Groceries | 99 Speedmart | about 2 km |
| Schools | Institut Pendidikan Guru Kampus Pulau Pinang | about 790 m |
| Schools | SJK (C) Phei Shin | about 1.4 km |
| Schools | SK Sungai Gelugor | about 1.5 km |
| Healthcare | Klinik Desa Sungai Gelugor | about 470 m |
| Healthcare | Glugor Klinik | about 1.2 km |
| Parks | Taman Bukit Dumbar Timur | about 870 m |
| Parks | Taman Bukit Dumbar | about 1.1 km |
The developer's materials also name, without distances, Lotus's E-Gate, Udini Square and Queensbay Mall for shopping; Lebuhraya Tun Dr Lim Chong Eu and the Penang Bridge for road access; easy access to George Town and Penang International Airport; and Bukit Dumbar Park for recreation.
For a short-stay unit, the things a guest cares about are a supermarket within reach, food nearby, and a reasonable drive to the airport and the heritage core of George Town. The supermarket and Udini Square are close. Everything else is a drive or a ride-hailing trip, so this is an address for guests with a car or a booking app rather than walkers.

What do nearby homes sell and rent for?
My data set has no recorded sale prices or rental figures for comparable completed buildings in this part of Gelugor, so I am not quoting any. For a short-stay unit, the numbers that matter are nightly rates and occupancy, and those are not in my data either. If you are buying for letting, ask the operator for its actual results at its other buildings in Penang, in writing, and treat any projection as a sales figure rather than a promise.
Which layout suits you?
| Type | Size | Layout | Who it suits (my view) |
|---|---|---|---|
| A1 / A1a / A1b | 484 sq ft | Studio | A buyer who wants the lowest entry price and a simple, one-key unit to let |
| B1 / B1a | 581 sq ft | Dual key | A buyer who wants two lettable parts in one title, or to stay in one part and let the other |
The database's bedroom and bathroom counts for these types are not consistent between its fields, so read the floor plan for each type before choosing. The key point is the one the developer makes: Type A is a studio and Type B is dual key.
What I would pick. If you are buying Keeperz Suites at all, I would look hard at Type B. A dual-key unit costs more at the door, but it gives you two products in one title: a larger unit when a family books, or two smaller ones when couples book. That flexibility is the main reason to choose a dual key over a plain studio, and it is the main thing a studio next door cannot offer. Type A makes sense if you want the lowest outlay and a simpler unit to manage.
Ask which stacks face southeast towards the Penang Bridge and the mainland, and which face northwest to Bukit Dumbar. For a short-stay unit, the view is part of what a guest is paying for.

What does it cost to hold each month?
The maintenance fee is RM 0.94 per sq ft including sinking fund:
| Size | Maintenance fee per month |
|---|---|
| 484 sq ft | About RM 455 |
| 581 sq ft | About RM 546 |
On top of this come quit rent, assessment tax, utilities, insurance and, if you let short stays, the operator's fee, cleaning and laundry. A unit that is empty for a month still pays the fee, so plan for slow months. The maintenance fee and sinking fund guide explains what the fee pays for.
If you take a loan, the stamp duty on the loan agreement is 0.5% of your loan. On a generic RM 500,000 loan that is RM 2,500. Stamp duty on the transfer itself is separate; see the stamp duty guide.
Price per square foot against other Penang launches
The last column is the starting price divided by the smallest unit size, a rough entry figure only.
| Project | From | Built-up | Units | Monthly fee | Completion | Start price ÷ smallest size |
|---|---|---|---|---|---|---|
| Keeperz Suites | RM 820,100 | 484 to 581 sq ft | 493 | RM 0.94 psf | Expected 2030 | about RM 1,694 |
| The Lighthauz | RM 864,500 | 732 to 1,001 sq ft | 671 | RM 0.46 psf | Expected 2030 | about RM 1,181 |
| The Capehauz | RM 859,000 | 700 to 947 sq ft | 596 | Not listed | Not listed | about RM 1,227 |
| Noordinz Suites | RM 593,800 | 377 to 603 sq ft | 603 | RM 0.83 psf | Expected 2027 | about RM 1,575 |
The closest like-for-like is Noordinz Suites, another Exsim building of small suites, in George Town. It starts lower, has smaller units, a slightly lower fee of RM 0.83 psf, and is expected in 2027, three years before Keeperz Suites. Its units come with no car park, while Keeperz has 364 bays shared across 493 units. Against The Lighthauz next door, Keeperz costs a little less at the door but about 40% more per square foot on my rough measure, for a unit about two-thirds the size.
Facilities
The developer lists: a drop-off and lobby lounge; a green wall entrance called The Eden's Gate, a feature driveway and a sculpture; a children's playground (Kids Whimsyland); a seating lounge; a BBQ area (Aurora Grillscape); a herb garden and an urban farming garden; an entry water feature; a game room and co-working space; a sky gym and sky lounge; a sky pool (an infinity pool of 32 m by 6.3 m), a wading pool of 6.4 m by 6.3 m, a shallow pool, a jacuzzi and a hydrotherapy pool; a pool lounge, pool deck, family lounge, outdoor shower and a sunken lounge.
For a short-stay building, the sky pool and the co-working space are the two features most guests will notice, and the 32 m pool is a decent length for a building of this size. Ask how the management plans to control guest access to the sky floor, because in a building designed for short stays that decides how the facilities hold up.

Buying as a foreigner
Foreigners can buy in Penang with approval from the state authority. Penang sets its own minimum purchase price and its own process for foreign buyers, so check the current figure with a lawyer before paying a booking fee. The foreigner minimum price guide explains why this differs by state.
Pros and cons (my view)

Is Keeperz Suites worth buying?
It suits a buyer who specifically wants a small freehold suite run as a short-stay unit on the island's east coast, and who accepts a higher fee for that. It does not suit someone looking for a home to live in, a family, or a buyer who needs a guaranteed car park.
