Quick answer: who is Aetas Taman Desa for?
Aetas Taman Desa suits a multi-generation family, or a household that wants the space of a landed house without the upkeep, in an established and central part of Kuala Lumpur. There are only 217 homes on 3.93 acres, four to a floor, and every one is a corner unit with its own naturally ventilated lift lobby served by two lifts. Sizes start at 2,400 sq ft and reach 7,385 sq ft for the penthouse, and each home gets 3 to 8 car park bays. The price, the maintenance fee and the completion date have not yet been published. My view
In one line: These are very large homes for big families: 217 homes, four to a floor and all corner units, from 2,400 to 7,385 sq ft. But the price, the maintenance fee and the completion date are not published yet.
Living there: Each home has its own lift lobby served by 2 lifts, and 3 to 8 car park bays. Vikas International School is about 170 m away and Campus Rangers International School about 320 m, in a straight line. The nearest station, Seputeh KTM, is about 1 km in a straight line, so daily trips may still be mostly by car.
Who it suits, who it doesn't: It suits three generations under one roof and families with older parents: Types A, B and C are designed to be mobility friendly. If an elderly parent with limited mobility will live with you, I'd suggest Type C rather than Type D, as Type D is not listed as mobility friendly. It does not suit anyone after a small home, since the smallest is 2,400 sq ft, or anyone who needs to compare prices now or needs a firm handover date.
How long to hold: I would treat this as a long-term home, worth a look for owners moving out of a landed house who want the same room count. Until the price list is out, there is no way to judge value, so keep it on a shortlist rather than rushing a decision.
Check for yourself at the viewing: Once the price list and fee are out, work out the monthly fee for your layout (rate per sq ft × size). Ask how many car parks your unit comes with, and when completion is expected. If an older parent will live with you, check that the floors and bathrooms really are flush.
- Suits: three generations under one roof; owners moving out of a landed house who want the same room count; buyers who drive and need several car parks.
- Think twice if: you need to compare prices today, want a compact home, or need a firm handover date.

Which Aetas Taman Desa layout suits you?
| Type | Size | Configuration | Who it suits (my view) |
|---|---|---|---|
| PH | 7,385 sq ft | 5+1 bedrooms, 6 bathrooms | The largest households, or a buyer who wants the top of the building |
| A | 3,800 to 3,835 sq ft | 5+1 bedrooms, 6 bathrooms; dual frontage to KL and Bukit Gasing | Three generations who want views both ways |
| GB | 4,155 sq ft | 4+1 bedrooms, 6 bathrooms | A family that wants Type B's room count with more space |
| B | 3,365 to 3,400 sq ft | 4+1 bedrooms, 6 bathrooms | A family of five or six |
| GC | 3,600 sq ft | 3+1 bedrooms, 5 bathrooms | A smaller family that wants Type C with more space |
| C | 2,885 to 2,900 sq ft | 3+1 bedrooms, 5 bathrooms | A couple with children, or downsizers from a landed home |
| D | 2,400 sq ft | 3+1 bedrooms, 4 bathrooms | The smallest entry; can be joined with Type C |
What to pick. For three generations, Type A: 5+1 bedrooms, six bathrooms and the dual frontage, and it is one of the mobility-friendly types. For a family of four or five, Type B gives a fourth bedroom with the same mobility-friendly design and the side-by-side living and dining layout. Type D is the only one of the four main types not listed as mobility friendly, so if an elderly parent will live with you, look at Type C instead. Every home has ducted air-conditioning in the living, dining and master bedroom, with split units in the other rooms.

Aetas Taman Desa is in a different class from its neighbours. Its smallest home is larger than the biggest unit at The Atas Residences, Lunar Seputeh and Est8, and it is the only freehold project in this group. Tria Seputeh is the only neighbour with homes above 4,000 sq ft. A fair price comparison will only be possible once the Aetas price list is out.
