My view
TRIA is one of the few projects in this part of Old Klang Road that is already finished, with strata titles issued, so you can stand in the unit you are buying and check the view, the noise and the light. The three towers are built for different buyers. Pelto, at 11 units per floor, holds most of the 764 to 1,518 sq ft homes; Ebon has only 7 units per floor served by 4 lifts and the largest layouts; Cavi sits between them at 9 per floor. The Level 8 facility deck has a 50 m infinity pool overlooking the Promenade Boulevard, the 1 km riverside park that runs through 9 Seputeh, and a private clubhouse split by age. For drivers, the OKR-NPE link bridge that MRCB built gives the development its own access to the New Pantai Expressway. What I would weigh: the defect liability period ended on 30 April 2025 and the remaining units are sold as they stand, and the handover condition differs by tower, with some units unfurnished. Inspect the exact unit before you commit.

Who is the developer?
TRIA Seputeh is developed by MRCB Seputeh Land Sdn Bhd, a subsidiary of Malaysian Resources Corporation Berhad (MRCB), which has been listed on Bursa Malaysia since 1971 and works in property development, engineering and construction, with a focus on transit-oriented developments. Its residential work includes Sentral Suites at KL Sentral and Kalista Park Homes.
TRIA is the second phase of 9 Seputeh, a 17.4-acre mixed development of homes, commercial space, an education block and a linear park. The development also includes VIVO, with serviced residences, retail and SOHO units, and Lunar Seputeh, the third phase, now being built next door. MRCB also built the 1 km OKR-NPE link bridge at a cost of nearly RM 115 million; it opened in 2018 and cut the trip from Bangsar to Old Klang Road from about 5.5 km to about 2 km.

How I read it. The current price list starts at about RM 820 per square foot, below most of what TRIA's 764 to 1,001 sq ft units were recorded at in 2024 and 2025. The 1,500 sq ft records spread from about RM 690 to RM 1,050 per square foot, so floor and facing matter as much as size. Many of TRIA's records sit on neighbouring floors within a few weeks of each other, which suggests sales of the developer's remaining units rather than resales between owners. Vivo, a serviced residence in the same development, recorded about RM 1,000 to 1,100 per square foot for units of about 1,250 sq ft. Avara Seputeh recorded less per square foot, but 40 of its 44 records since 2024 were registered in August 2025 across many floors, which looks like a bulk transaction, so I give it less weight. Ask for the price of the exact unit and compare it with the records for the same size. For rent, TRIA's own 760 to 764 sq ft units are listed at RM 2,800 to 2,900 a month and its 1,001 sq ft units mostly at RM 3,300, against RM 2,499 to 3,000 for Avara Seputeh's 915 to 926 sq ft units and mostly RM 3,000 to 3,500 for Vivo's units of about 1,250 sq ft.

What I would pick. For a family, Type Y1 at 1,518 sq ft: it is the most common layout, found in all three towers, so there are recorded prices to compare against when you buy and when you sell. If you want fewer neighbours, look at the Ebon tower, where each floor has only 7 units and 4 lifts. For two generations under one roof, the dual-key Y3 (1,496 sq ft) and Z3 (2,013 sq ft) let a second household have its own entrance. For a couple, Types X4 and X5 are the entry point.

Lunar Seputeh is about 270 m away in the same development, River Park about 500 m and Est8 about 1.1 km. TRIA is the only one of the four that is finished, and it has the widest range of sizes; the other three are still being built. Facilities
There are 52 facilities and about 3 acres of green space. The Level 8 facility deck has a 50 m infinity pool overlooking the Promenade Boulevard, a chess garden and a private clubhouse in three parts: a Private Lounge for residents aged 21 and above, with wine, cigar and English tea lounges; a Teen's Club for ages 12 to 21, with a café area, study area, Xbox and foosball; and a Kids' Edu Hub for ages 3 to 12. Each tower has its own themed rooftop garden: a hammock garden on Pelto; a light pavilion, parcourse, four-season garden and urban farming on Ebon; and a jacuzzi and sunken lounge on Cavi. At ground level are badminton and basketball courts, a river walk, treehouses and water brooks. Each tower has its own drop-off lobby and private lift lobbies.
