My view

Gen Starz is the opposite of the large Old Klang Road launches around it. There is one block, 360 homes and 10 units per floor, so you share the lifts, pool and car park entrance with far fewer neighbours than in a development of over a thousand units. The location is practical rather than scenic: The Scott Garden is about 270 m away, Pantai Dalam KTM about 560 m, and Mid Valley City about 3 km. The layout I find most interesting is Type C, an 874 sq ft three-bedroom that is dual-key ready, so it can later be split into two units if you obtain the approvals. What I would weigh is timing: the project was still at the piling stage at the last update, so treat September 2028 as a target.

How I read it. Gen Starz's starting figure of about RM 912 per square foot sits inside the RM 840 to 990 that Millerz Square units of a similar size actually sold for in 2024 to 2026, and inside Verve Suites' range. Verve's figures spread widely, and two of its early-2024 records carry the identical price, which suggests some may be first sales by the developer rather than resales, so I would lean on Millerz Square as the steadier reference. For rent, Millerz Square's 852 to 907 sq ft units, close in size to Gen Starz's largest 874 sq ft layout, are listed at about RM 2,700 to 3,500 a month. RM 912 is the lowest figure on the price list, so compare the exact unit you are quoted. Gen Starz is a launch price for a building expected in 2028; the other two are finished buildings you can inspect today.

What I would pick. Type C at 874 sq ft is half of the building and the most flexible: three bedrooms, two car parks, and a layout designed to be converted into a dual-key unit later, although the approvals for that are the buyer's responsibility. Type B is the better two-bedroom if two adults share, because each gets a bathroom. Type A is the entry point, with one bathroom for two bedrooms. Some internal walls are hackable if you want to open up the space; ask for the plan showing which ones.

What does it cost to hold each month?

The maintenance fee is RM 0.38 per sq ft a month, including the sinking fund, so:

TRIA Seputeh is about 1.7 km away, M Aurora about 1.8 km and Lunar Seputeh about 1.9 km. Gen Starz has the highest starting price per square foot of the three that publish one, and the smallest unit count by a wide margin. TRIA Seputeh is already completed, so you can inspect the finished building; M Aurora has the lower entry price but is expected around 2030.

Facilities

The facilities podium on Level 7A has a swimming pool of about 434 sq m, a kids' pool of about 112 sq m with a kids' playground, a wading pool, a jacuzzi, a BBQ area, an elevated gym of about 150 sq m, an outdoor fitness area, a multipurpose hall of about 166 sq m, a prayer room, a laundry room and a lounge. Level 43A is a sky lounge with a movie corner and a reading and working corner. At ground level are the guardhouse, the drop-off lobby, a mail and parcel room, a nursery (taska), one shop and a jogging track. Security is three-tier: guardhouse, lobby entrance and lift.
