Trybe Residences Subang Jaya Review: From RM 486,800

Trybe Residences review: Sime Darby's freehold USJ 7 towers, 550 to 920 sq ft from RM 486,800, about 380 m in a straight line from USJ7 LRT, due 2031. Who it suits.

Trybe Residences Subang Jaya Review: From RM 486,800

Quick answer: who is Trybe Residences for?

Trybe is for a Malaysian buyer who wants freehold, a train within walking distance and a big name behind the building, and who is not in a hurry. The USJ7 LRT station is roughly 380 m in a straight line and 570 m on foot, and the BRT Sunway Line uses the same interchange. The trade-off is time and price. Completion is expected in 2031. At about RM 885 per sq ft it starts higher than the two leasehold launches we compare in Puchong, Residensi Danau (about RM 800) and The Wyn (about RM 738). For a first-time buyer, the 550 sq ft starting unit at RM 486,800 sits under the RM 500,000 cap of the first-home stamp duty exemption, worth RM 8,736 on the transfer if it applies; the section on stamp duty below explains the serviced-apartment question. My view

In one line: Freehold homes near an LRT and BRT interchange from Sime Darby Property, from RM 486,800; you pay a little more per square foot than the neighbours and wait until 2031.

Living there: Trybe sits at SJ7 Sentral, on the southern edge of Subang Jaya Xchange (SJX), the area the developer is building around an elevated green link it calls HighLink. Daily needs are close: 99 Speedmart is about 280 m in a straight line, USJ 6 Park about 220 m, and The Summit USJ about 1 km. Each tower has three passenger lifts and a fire lift for 11 to 16 homes a floor. With 998 homes over the two towers, that is roughly 166 homes per passenger lift if they split evenly, more than GEN RISE in Johor Bahru (about 122). Ask Sime Darby for the lifts' speed and capacity. Highways are close too: KESAS, LDP, NPE and ELITE are all on the developer's access list, and the car park uses speed ramps.

Who it suits, who it doesn't: It suits a young couple or a small family working in Subang Jaya, Sunway or along the Kelana Jaya line, who would rather take the train than sit on the Federal Highway. It also suits a first-time buyer on the 550 sq ft unit. It does not suit anyone who needs keys before 2031, and it is closed to foreign buyers by price.

How long to hold: I would buy it to live in and hold, not to sell on completion. You wait about five years for the building, and the area around SJ7 Sentral is still being built. For a couple, I would start with Type A at 730 sq ft: two bedrooms, two bathrooms, and a fee of about RM 307 a month.

Check for yourself at the viewing: which walls in your layout are the hackable ones the developer advertises, and what the strata rules say about changing them. Then check whether your unit has one car park or two, the progress of the covered walkway to USJ7 station; and the exact delivery date in your sale and purchase agreement.

  • Suits: Malaysian buyers who want freehold within a short walk of USJ7 LRT and BRT; couples who want two bathrooms at 730 sq ft; families who need three bedrooms at 920 sq ft; buyers who can wait until 2031.
  • Think twice if: you need to move in before 2031, you compare mainly on price per square foot, or you are a foreign buyer.

Trybe Residences

Who is the developer?

Trybe is built by Sime Darby Property (SJ7) Sdn Bhd, a Sime Darby Property company, and it follows Hype Residences in the same SJ7 Sentral area. The developer markets it around "urban tribe" living: shared spaces such as a podcast studio and a collaboration room, layouts with walls that can be taken out, and a GreenRE Silver green-building rating. On KPKT's TEDUH register the project appears as Residensi Meriah, and the permit runs from 3 July 2026 to 2 July 2029. The register also shows the delivery period: the standard 36 months plus an approved 18, so 54 months from each agreement's date. The first agreements were signed on 8 October 2026, which puts their deadline at 8 April 2031. Ask for the full facility list and the facility floor plan at the gallery.

What the sale agreement protects. The contract is the standard government form for strata homes, Schedule H. You pay a tenth up front and the balance in stages as the towers go up. If the keys come late, the developer compensates you at 10% of the price per year of delay, counted day by day, which comes to roughly RM 133 a day on the RM 486,800 starting unit. The count begins when the delivery period stated in your contract runs out, which KPKT's register puts at 54 months here. Report defects in writing in your first 24 months as owner and the developer has 30 days to put them right.

The developer also lists a covered walkway to the USJ7 LRT-BRT interchange, QHC Medical Centre and the Subang Jaya district police headquarters. SEGi and Monash universities are within about 3 km, with Subang Jaya Medical Centre and Sunway Medical Centre a short drive away.

How I read the location. Two LRT stations and a BRT stop within about 500 m in a straight line are the main reason to buy here. The Summit USJ is about a kilometre away. USJ 7 is an established, busy part of Subang Jaya, while SJX around it is still being built, so expect both traffic at the interchange at peak hours and construction nearby for some years.

Which Trybe layout suits you?

TypeSizeConfigurationWho it suits (my view)
C550 sq ft1+1 bed, 1 bathA single first-time buyer who rides the LRT to work
A / A-M730 sq ft2 bed, 2 bathA couple, or two friends who each want a bathroom
B / B-M920 sq ft3 bed, 2 bathA small family that wants a third room near the station

The end-lot versions of Type A (A1 and A2) and the B1 garden unit have the same sizes and room counts as Types A and B.

What I would pick. Type A is the layout I would look at first. At 730 sq ft it has two full bathrooms, and its fee is about RM 307 a month. Type B is for families who need the third bedroom; at 920 sq ft it is compact for three bedrooms, so check the size of each room on the plan. The B1 garden unit is worth asking about if you want outdoor space. Type C gives the lowest entry into a freehold address near the station.

What does it cost to hold each month?

At the starting price of RM 486,800, a 90% loan is RM 438,120. Over 35 years at 4%, the instalment is about RM 1,940 a month. The fee on the 550 sq ft unit adds about RM 231, so the first monthly bill is about RM 2,171 before utilities, insurance, quit or parcel rent and assessment.

TypeSizeMaintenance a month at RM 0.42 psf
C550 sq ftabout RM 231
A730 sq ftabout RM 307
B920 sq ftabout RM 386

Stamp duty for a first home. Here is where the 550 sq ft unit gets interesting for a first-time Malaysian buyer. Your first home is free of stamp duty, on both the transfer and the loan, if its market value is RM 500,000 or less and you sign the sale and purchase agreement no later than 31 December 2027. At RM 486,800 the starting unit fits under that ceiling, and the transfer duty you would save is RM 8,736. The catch is the building type: the exemption's statutory declaration form, issued by LHDN, excludes service apartments, yet the residential definition in the Finance Act 2025 covers them. The Malaysian Bar wrote to LHDN about the clash (Circular 128/2026, 16 April 2026). My advice: keep the RM 8,736 in your budget, and if the exemption is accepted, treat it as money back. Budget 2027 also proposes extending the exemption to agreements signed from 2027 to 2030 and to homes up to RM 750,000. Under it the first RM 500,000 would carry no duty and the duty on the part above it would be halved. Until the Finance Bill passes, treat that as a proposal. The stamp duty guide has the full scale.

How I read it. Trybe is the latest to complete and the dearest per square foot of the five homes in this table. Its fee is also the highest of the projects quoting a rate with the sinking fund included. What you get for that is freehold near an LRT and BRT interchange. Alora is the nearest freehold alternative on price per square foot and is due four years earlier, but it is about 3 km away. If freehold matters less than price, the leasehold launches at Danau and The Wyn in Puchong, about 2.8 km away, start lower per square foot.

Buying as a Malaysian living abroad

Foreigners cannot buy here: Selangor's minimum for foreign buyers is far above Trybe's top price of RM 1,051,380. Our guide to foreign-buyer minimums by state has the figures.

A Malaysian living or working abroad buys as a citizen, with no minimum price. Our guide to buying from overseas with a power of attorney covers how to sign from abroad.

Frequently Asked Questions

Where is Trybe Residences?

At Persiaran SJ7 Sentral 2, USJ 7, 47610 Subang Jaya, Selangor. It is roughly 380 m in a straight line to USJ7 LRT station (570 m on foot), 470 m to the USJ7 BRT stop and 480 m to Taipan LRT.

What is the price of Trybe Residences?

RM 486,800 to RM 1,051,380. The starting price is for the 550 sq ft 1+1-bedroom unit, about RM 885 per square foot.

What layouts are there?

Three sizes. Type C, 550 sq ft, has 1+1 bedrooms. Type A, with end-lot versions A1 and A2, packs two bedrooms and two bathrooms into 730 sq ft. Type B and the B1 garden unit fit three bedrooms and two bathrooms into 920 sq ft.

How many units does Trybe have?

998 homes in two towers of 39 and 40 storeys, with 11 to 16 homes a floor and 3 passenger lifts plus 1 fire lift in each tower.

Is Trybe Residences freehold?

Yes. It is freehold land with a commercial title, and the developer sells it under the Housing Development Act.

What is the maintenance fee?

RM 0.42 per sq ft, sinking fund included. That is roughly RM 231 a month on 550 sq ft and RM 386 on 920 sq ft.

When will Trybe be completed?

Completion is expected in 2031. KPKT approved an 18-month extension, so each agreement allows 54 months from its own date; the first agreements, signed on 8 October 2026, must deliver by 8 April 2031.

Can foreigners buy Trybe Residences?

No. Selangor's minimum price for foreign buyers is far above Trybe's top price of RM 1,051,380.

How much is the monthly instalment at the starting price?

About RM 1,940 a month on a RM 438,120 loan, 90% of RM 486,800, over 35 years at 4%; the 550 sq ft unit's fee is about RM 231 on top.

Is Trybe Residences worth buying?

It suits Malaysian buyers who want a freehold home a short walk from an LRT and BRT interchange, from a large developer, and who can wait until 2031. Think twice if you need to move in sooner, or if price per square foot matters most, because two leasehold projects in nearby Puchong start lower per square foot.
