Each review on this site can carry a line under the author's name: Data score 7.7 / 10. This page explains exactly how that number is worked out, so you can check it yourself.
Three rules
- Checked figures only. The score uses figures from my project database and the developer's own documents. If a figure is not available, that category is not scored. Nothing is guessed.
- The same rules for every project. Every category has fixed bands, listed below. Anyone can follow them and reach the same number.
- Not a forecast. The score says nothing about future prices and does not look at returns.
The six categories (100 points, shown out of 10)

Notes on how the bands are read:
- The price comparison uses the middle of the range of nearby recorded sales.
- Where a maintenance fee is quoted without the sinking fund, 10% is added before scoring.
- A covered walkway only counts where it is described as covered. A link bridge on its own does not add points.
- Schools mean primary, secondary and international schools. Colleges and universities are not counted. Hypermarkets are not counted as malls.
When a category is not scored
Some categories cannot be scored for some projects:
- Price is not scored where there are no recorded sales nearby to compare with. This is the case for most projects in Selangor.
- Monthly holding cost is not scored when the developer has not announced the maintenance fee.
- Other categories are left out when the figures are not available.
The total is then worked out from the categories that were scored, and the review says so, for example "5 of 6 categories scored".
A review shows a score only when at least five of the six categories can be scored. With fewer, the number would not be comparable with other projects, so no score is shown.
Offices are not scored. Landed homes are scored without car park bays and units per lift.
How to read the number

What the score does not cover
The score cannot see the view from a unit, the build quality of a show unit, the layout that suits your family, or how a neighbourhood feels at night. Those are in the "my view" part of each review, and they are best judged at a viewing.

Frequently Asked Questions
What is the data score on a review?
A number out of 10 that sums up a project's checked figures in six categories - transport, price, monthly holding cost, liveability, amenities, and progress and developer. The categories add up to 100 points and the total is shown out of 10.
Does a high score mean the price will go up?
No. The score describes the project's figures today. It says nothing about future prices and it does not look at returns.
Why do some reviews have no score?
A category with no figures is not scored. If fewer than five of the six categories can be scored, the review shows no score at all, because the number would not be comparable with the others. Offices are not scored.
Why is the price category not scored for some projects?
The price category compares the starting price per square foot with what similar completed homes nearby have actually sold for. Where there are no recorded sales to compare with, the category is left out and the review says five of six categories were scored.
Is the score your personal opinion?
No. The score uses figures only, and anyone can work out the same number from the table below. My own view of who a project suits is written separately in each review.
How is a landed home scored?
The same way, except that car park bays and units per lift are left out of the liveability category, since they do not apply to a house.
What if the figures change?
When a developer publishes a new price list, a maintenance fee or a completion date, the review is updated and the score is worked out again. Each review shows the day its facts were last checked.
