My view on Kuala Lumpur new launches

Kuala Lumpur's new launches fall into three price bands, and the area decides most of what you pay. The city centre is the top band: the 20 listings in KL City Centre, Bukit Bintang and TRX start from about RM 1,300 per square foot, and 14 of them start at about RM 2,000 or more. What you pay for is the train: 19 of the 20 are within about 500 m of a station.

The middle band is Bangsar, Mont Kiara, Segambut and Damansara Heights, where starting figures run from about RM 670 to about RM 2,010 per square foot depending on the address. The lower band is the south and the north: Bukit Jalil, Old Klang Road, Cheras, Sungai Besi, Sri Petaling, Sentul and Setapak, at about RM 580 to 1,060 per square foot. Nine of the ten projects that start below RM 500,000 are in these areas; the tenth is Laurel Residence in Bangsar South.

Two trade-offs come with the lower band. The first is the train: none of the seven Bukit Jalil projects is within about 500 m of a station, and in Cheras, Sungai Besi and Sri Petaling only one of six is. The second is time: 14 listings are already completed, half of them in the city centre, while 16 are expected in 2029 and 6 in 2030 or later.

How I would use this list: set your budget, decide whether you need to walk to a station, pick the year you need the home, and then open the area guide for the two or three projects that are left.
