Parkside Residence: what to weigh before you decide

Is the price fair?

Parkside starts from RM 665,000 for a 485 sq ft one-bedroom, about RM 1,450 to 1,600 per sq ft. Three completed towers within about a kilometre recorded these sales in 2024 to 2026:

ProjectDistanceSizeSold forPer sq ft
Establishment BangsarAbout 0.4 km474 sq ftRM 430,000 to 530,000About RM 910 to 1,120
The Sentral SuitesAbout 0.6 km646 to 1,173 sq ftRM 594,000 to 1,420,000About RM 920 to 1,510
Nadi BangsarAbout 0.8 km980 to 1,130 sq ftRM 1,000,000 to 1,350,000About RM 910 to 1,250

Parkside is clearly dearer. Its 485 sq ft starting price is RM 135,000 above the highest 474 sq ft sale at Establishment Bangsar (RM 665,000 minus RM 530,000), for 11 sq ft more. Its lowest rate of about RM 1,450 per sq ft is close to the highest recorded across the three, RM 1,510.

The difference buys a new building, the park downstairs and a district not yet built. The first two are certain; the third you wait for. If you need a home now, those three can be viewed today.

Among new projects on sale, Khaya Residence is about RM 1,157 to 1,434 per sq ft with the same fee and is expected in 2029, about a year earlier, so compare the two.

What it costs each month

The maintenance fee is RM 0.50 per sq ft a month, including the 10% sinking fund. Size × RM 0.50 gives:

  • 485 sq ft one-bedroom: about RM 243
  • 926 sq ft 2 + 1 bedroom: about RM 463
  • 1,325 sq ft three-bedroom: about RM 663

Quit rent and assessment tax come on top.

Can foreigners buy?

Foreign buyers in Kuala Lumpur face a minimum price of RM 1,000,000 and need consent from the land authority. Parkside starts from RM 665,000, so small layouts fall below that; for larger ones, check the price list and confirm with the developer which qualify.

Four things to check at the viewing

  1. When the sheltered walkway will be ready, and whether it opens with the tower.
  2. Your layout's floors (the 926 sq ft D2 is on Levels 36 to 59) and whether it faces the park or Bangsar.
  3. How the dual-key-friendly 689 sq ft Type B divides, and whether each part has its own door.
  4. Whether the "+ 1" in the 7 + 1 lifts, shared by about 14 units per floor, is a service lift.
