Quick verdict: who should buy Parkside Residence?

My view. Parkside is not a Bangsar condominium in the old sense. It is the first residential tower inside Setia Federal Hill, a whole district being planned at once — homes, offices, retail and a hotel around a five-acre central park — and the park is the reason to look at it. An open outlook that nobody can build on is rare this close to the middle of Kuala Lumpur, and here you do not look at the park from a balcony, you take the lift down and walk into it. The transport is the second reason: I measured about 510 m to Bangsar LRT and 680 m to KL Sentral, so the whole rail network is on foot. Entry is RM 600,000 for 485 sq ft, the lowest starting price of the Bangsar projects I compare below, and the holding cost is about RM 500 a month on 1,000 sq ft. The compromises are the tenure, which is leasehold, and the wait — completion is 2029, and a master plan this size takes years to fill in around you.

• Suits: buyers who want a city-centre address with a park at the door; people who commute by rail; buyers who are willing to hold through the build-out of a new district.
• Think twice if: you need freehold, you want to move in soon, or you want the old Bangsar low-rise feel.

Where is Parkside Residence, and what is nearby?

At Setia Federal Hill, on the Jalan Bangsar corridor between Bangsar and KL Sentral. These are straight-line distances measured from the project coordinates on OpenStreetMap, so every walk is longer than the number shown.

From KL Sentral the ERL runs direct to KL International Airport, and Mid Valley, Pantai Hospital, University of Malaya and Bangsar South are all a short drive on the same corridor. Bangsar Shopping Centre and the Telawi restaurants are the other way.

How does Parkside Residence compare with other Bangsar launches?

Parkside has the lowest entry price of the five, because it also has the smallest entry size at 485 sq ft. Compare it with Khaya first: both are leasehold, both complete in 2029, both charge RM 0.50 psf, and the difference is the address and the outlook — Khaya sits where Bangsar meets Kerinchi with the LRT five minutes away, Parkside sits on the park. If you want floor area rather than a park view, River Park and Bangsar Hill Park both start larger.

Which Parkside Residence layout is best?

Sizes run from 485 sq ft to 1,300 sq ft, one to three bedrooms, so the building is not aimed at one kind of buyer. Ask the sales team for the current type list and stacking plan before you compare prices — the published layout table is indicative.

What I saw in the show units. The one I would point most buyers to is the 646 sq ft two-bedroom. It is square rather than long, and the living area runs about 12 feet across where a unit this size usually gives you about 10, which sounds small on paper and is the difference between a sofa that fits and one that does not. The kitchen appliances and cabinets are included. The flexi room has its own window, so it works as a small bedroom or as a study without feeling like a cupboard. The glass is the detail I would go and see for yourself: the sill sits lower than the usual one to two feet, so the light reaches further into the room. The other show unit is the 2+1 with a balcony — same kitchen, dining and living arrangement, plus the outdoor space and the Bangsar outlook.

Facilities

The sales kit names four facility zones — Parkside Boulevard, Parkside Retreat, Parkside Collective and Parkside Sky — and they are spread over four levels rather than stacked on one podium. The lowest connects the building straight into the five-acre central park, which is the one that matters: you walk down and you are in it, for a morning walk, a run or the children. Above it sits the everyday level, with the pool, the gym and the yoga space. Then the family and social level, with the children's area, barbecue and lounge space for weekends. At the top is the sky level: sky lounge and coworking, quieter than the rest, with the best outlook in the building.
