Quick verdict: who should buy Khaya Residences?
My view. For me Khaya's two strongest cards are the address and the people behind it. It stands where Bangsar meets Kerinchi, about 400 metres (a five-minute walk) from LRT Abdullah Hukum and two stops from KL Sentral, with Mid Valley, KL Eco City and Bangsar South all close by. Land in Bangsar keeps getting scarcer and new launches are rare. The developer is part of Melati Ehsan and the partner is TNB, the national utility, and that pairing gives me confidence the project will be delivered. When I filmed the three show units, the workmanship and finish were better than I expected, though as I said in the video, we will only know at handover whether the completed building matches them. Its entry price is also well below most new launches in Bangsar and KL Eco City. The compromises are leasehold tenure (more than 93 years remain) and a tall, fairly dense 61-storey tower.
- Suits: professionals working in KL Sentral, Bangsar South or Mid Valley; buyers who want a Bangsar address without Bangsar landed prices; people who commute by LRT.
- Think twice if: you want freehold, or a low-density building.

Where is Khaya, and how is the connectivity?
On Jalan Bangsar, between the city centre and Petaling Jaya. LRT Abdullah Hukum is a 5-minute walk; LRT Kerinchi, LRT Universiti, LRT Bangsar, KTM Mid Valley and KTM Angkasapuri are in the wider area. By car, the Federal Highway, NPE, Sprint and Salak expressways are close. Mid Valley Megamall and The Gardens, KL Eco City, Bangsar Shopping Centre, Bangsar Village, Nu Sentral and Nexus Bangsar South are the nearby malls; Pantai Hospital and UM Specialist Centre are the nearest hospitals.

All three are leasehold. Khaya has the lower entry price because it offers one-bedroom units from 630 sq ft; Bangsar Hill Park starts at 917 sq ft. Khaya's quoted monthly fee is also lower.

What I would pick. Three show units are open, and I like different things in each. The 1 + 1 (Type A, 772 sq ft) has a living room about 13 feet wide, a glass balcony four feet deep and a properly square master bedroom; it fits a single buyer, a couple or a small family, so it is the easiest layout to resell later. The 1,164 sq ft Type K (3 + 1 bedrooms) is squarish, with a large kitchen and a second bedroom nearly the size of the master. The 1,321 sq ft Type L feels closest to a landed home: an open kitchen, dining and living area, two balconies (one off the second bedroom, which is unusual) and a bathtub in the master bathroom, something few Bangsar projects include.
Facilities
More than 40 facilities: a 50-metre lap pool, wading pool and water play, pickleball court and multipurpose hall, sky gym, yoga and dance room, sauna, home theatre, music room, game room, private party room, co-working lounge, children's playroom, putting green, two dining pavilions with BBQ and jacuzzi, herb and sensory gardens, and a green rooftop deck with sky lawn.
