Quick answer: Khaya Residences or Parkside Residence?
Choose Khaya Residences if you want the lower price per square foot (about RM 1,157 to 1,434), more family layouts between 1,000 and 1,200 sq ft, the LRT about 300 m away and completion expected earlier, in Q2 2029. Choose Parkside Residence if you want the lower entry price (from RM 665,000 for 485 sq ft), a five-acre central park at the foot of the building and sheltered walkway access to Bangsar LRT and KL Sentral, and you can wait for completion, expected in 2030.

Price per square foot and monthly cost
Khaya is about RM 1,157 to 1,434 per square foot (gross); Parkside is about RM 1,450 to 1,600, so Khaya is the cheaper of the two per square foot. My view: who should pick which
Both are new towers of about 700 to 800 homes on the same corridor, with the same maintenance rate, so the choice comes down to price per square foot, timing and what is at your door. Khaya is the one I would point to on price: per square foot it is the cheaper of the two, it has many more layouts for a family between 1,000 and 1,200 sq ft, the LRT is about 300 m away and completion is expected about a year earlier. The compromise is a tall tower of 795 homes over 61 storeys. Parkside is the one for the park and the rail link: you take the lift down into a five-acre central park, and a sheltered walkway takes you to Bangsar LRT and KL Sentral. You pay a higher price per square foot for that, and you wait until 2030 in a district still being built out around you.
Pick Khaya Residences if…
- you want the lower price per square foot of the two;
- you need three bedrooms or a 2 + 2 or 3 + 1 layout between 1,000 and 1,200 sq ft;
- you work in KL Sentral, Bangsar South or Mid Valley and commute by LRT;
- you want completion earlier, expected in Q2 2029.
Pick Parkside Residence if…
- you want the lowest entry price, from RM 665,000 for 485 sq ft;
- you want a five-acre central park at the foot of the building;
- you want sheltered walkway access to Bangsar LRT and KL Sentral;
- you are willing to hold through the build-out of Setia Federal Hill, with completion expected in 2030.
