I track 9 projects in Bangsar and Bangsar South: 8 residential projects with 6,483 units between them, and one office tower. Starting prices for homes run from RM 450,000 at Laurel Residence to RM 1,745,000 at 111 Menerung. Price per square foot runs from about RM 790 at Bangsar Hill Park's Talisa phase to about RM 2,010 at the top of 111 Menerung's range. Two are completed (2022 and 2025), Laurel Residence was scheduled for 2025, and the rest are expected from 2026 to 2030. Four of the nine are within about 500 m of an MRT, LRT or KTM station, and eight are within about 840 m; Laurel Residence is about 1.1 km from Universiti LRT.

My view on Bangsar and Bangsar South

Bangsar and Bangsar South are two different price levels. Bangsar South is the lower one: Laurel Residence starts at about RM 910 per square foot and River Park at about RM 800, with starting prices from RM 450,000 and RM 604,000. The Bangsar side runs higher, up to 111 Menerung at about RM 1,680 to 2,010 per square foot, a 111-unit building with units from 1,001 sq ft. Parkside Residences at Setia Federal Hill sits in between: about RM 1,450 to 1,600 per square foot, but from RM 665,000, because its units start at 485 sq ft.

This area suits buyers who want to be on the city fringe and close to rail: four of the nine projects are within about 500 m of a station. The trade-offs are traffic on the main roads, which I pointed out in my Khaya Residences review for Jalan Bangsar, and supply in Bangsar South, where River Park and Laurel Residence alone add 2,592 units.

If you want to see finished work first, The Goodwood Residence (2022) and Bangsar Hill Park Verdura (2025) are completed and sit near the projects still being built.
