Quick answer: who is Laurel Residence for?
Laurel Residence suits first-time buyers and young professionals who want a home in Bangsar South from RM 450,000, beside Nexus and the 6-acre park, with a monthly fee of RM 0.33 psf including sinking fund. Layouts run from a 495 sq ft 1 + 1 to a 903 sq ft 3-bedroom. It is less suited to buyers who want a low-density building or two car parks: 1,260 homes share two towers, and each unit gets one floating bay.
My view
Laurel is the lower-priced way into Bangsar South. From RM 450,000 you get a partly furnished unit about 100 m from Nexus and 120 m from the 6-acre park, with The Sphere and KL Gateway Mall nearby, Kerinchi LRT about 1.2 km away by a covered link bridge, and the complimentary Bangsar South shuttle bus on top. The monthly fee, RM 0.33 psf including the sinking fund, is the lowest of the neighbours I compare below. The trade-off is density: 1,260 homes on 2.1 acres, 15 units per floor in each tower, served by three passenger lifts and one service lift per tower. The car park is floating, one bay per unit, so a household with two cars will need to plan for it. Completion was scheduled for 2025, so ask for the current handover status before you commit.
- Suits: first-time buyers; young professionals working in Bangsar South, Mid Valley or KL Sentral; small families who want three bedrooms under RM 900,000.
- Think twice if: you want a low-density building, or you need two allocated car parks.

What do nearby homes actually sell and rent for?
The closest like-for-like references are two completed towers in Bangsar South: South Link, about 0.4 km away, which has units of exactly the same 495 and 592 sq ft sizes; and The Goodwood Residence next door, about 0.15 km away, by the same developer, whose smallest units are the nearest match for Laurel's 3-bedroom layouts. Laurel's own first recorded sales are shown too.
Recorded sale prices, 2024 to 2026
| Project | Unit size | Sales | Price | Price per sq ft |
|---|---|---|---|---|
| Laurel Residence (launch, scheduled for 2025) | 495 to 903 sq ft | New launch | From RM 450,000 | From about RM 909 |
| Laurel Residence (recorded) | 495 sq ft | 1 | RM 604,000 | About RM 1,220 |
| Laurel Residence (recorded) | 592 sq ft | 3 | RM 525,000 to 560,000 | About RM 890 to 950 |
| South Link (completed) | 495 sq ft | 25 | RM 485,000 to 530,000 | About RM 980 to 1,070 |
| South Link (completed) | 592 sq ft | 5 | RM 530,000 to 595,000 | About RM 900 to 1,010 |
| The Goodwood Residence (completed 2022) | 969 sq ft | 4 | RM 820,000 to 915,000 | About RM 850 to 940 |
Some recent sales in newly completed buildings are the developer's own first sales being registered, not resales. Laurel's own recorded sales are likely to be of that kind.
Asking rents, September 2026
| Project | Unit | Asking rent per month |
|---|---|---|
| Laurel Residence | 495 to 500 sq ft | RM 2,099 to 2,800 |
| Laurel Residence | 590 sq ft | RM 2,700 to 2,950 |
| Laurel Residence | 853 to 900 sq ft | RM 3,900 to 4,000 |
| South Link | 495 to 592 sq ft | RM 2,300 to 2,800 |
| The Goodwood Residence | 947 to 969 sq ft | RM 4,200 to 4,800 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
How I read it. Size for size, Laurel's entry price for the 495 sq ft Type A, at about RM 909 psf, is below every recorded sale of the same size at South Link, and the 592 sq ft sales at Laurel itself sit in the same range as South Link's. For the 3-bedroom layouts, Laurel's upper price of RM 899,300 for 903 sq ft is close to what 969 sq ft units at The Goodwood Residence sold for. Three things keep this from being a straight comparison: South Link and The Goodwood Residence are finished buildings you can inspect today; South Link is freehold, while Laurel and The Goodwood Residence are leasehold; and The Goodwood Residence is a condominium with larger units, while Laurel is a building of suite apartments on commercial land. For rent, Laurel's own 495 to 500 sq ft units are listed at about RM 2,099 to 2,800 a month, in line with the RM 2,300 to 2,800 asked at South Link.
Which Laurel Residence layout suits you?
| Type | Size | Configuration | Who it suits (my view) |
|---|---|---|---|
| A | 495 sq ft | 1 + 1 bedrooms, 1 bathroom | One person who wants a study, or a first home |
| B | 548 sq ft | 2 bedrooms, 1 bathroom | A couple, or one person with a guest room |
| C | 590 sq ft | 2 bedrooms, 1 bathroom | A couple who wants a little more space |
| E | 853 sq ft | 3 bedrooms, 2 bathrooms, yard | A small family |
| D / D1 | 903 sq ft | 3 bedrooms, 2 bathrooms, dual key | A family, or an owner who wants a dual-key layout |
What I would pick. Types A and C make up most of each floor. For one person, Type A at 495 sq ft is the lowest entry price and gives a study as well as a bedroom. For a small family, I would look at the 903 sq ft Type D, which is the show unit type: it is the largest layout and is set up as a dual key, though the hob and hood are not provided in the dual-key bedroom 2 section. Types B and C have two bedrooms but one bathroom, which matters if two adults share.
What does it cost to hold each month?
The maintenance fee is RM 0.33 per sq ft a month, including the sinking fund, so:
| Type | Size | Maintenance fee per month |
|---|---|---|
| A | 495 sq ft | About RM 163 |
| B | 548 sq ft | About RM 181 |
| C | 590 sq ft | About RM 195 |
| E | 853 sq ft | About RM 281 |
| D / D1 | 903 sq ft | About RM 298 |
On a 1,000 sq ft unit that is about RM 330 a month, against about RM 352 at River Park Bangsar South and about RM 500 at Khaya Residences, both including sinking fund. Quit rent and assessment tax come on top.
Price per square foot against its neighbours
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| Laurel Residence | RM 450,000 | from about RM 909 | 495 to 903 sq ft | 1,260 | RM 0.33 psf incl. sinking fund | Scheduled for 2025 |
| River Park Bangsar South | RM 604,000 | from about RM 799 | 812 to 1,180 sq ft | 1,332 | RM 0.352 psf incl. sinking fund | Expected 2026 |
| Duo Tower @ Bangsar South | RM 2,088,000 | about RM 1,503 | 1,389 to 3,025 sq ft | 239 | RM 0.70 psf | Expected 2027 |
| Khaya Residences | RM 785,000 | about RM 1,157 to 1,434 | 630 to 1,321 sq ft | 795 | About RM 0.50 psf incl. sinking fund | Expected 2029 |
Laurel has the lowest entry price and the lowest monthly fee of the four, and the smallest units. River Park, about 1.1 km away, starts at a lower price per square foot with larger units; Duo Tower, next door, is a much larger and more expensive product; Khaya Residences, about 1 km away on the Bangsar side, is priced well above Laurel per square foot.
Facilities
The ground floor has the grand lobby, lobby lounge, multipurpose hall, function rooms, surau, nursery (taska) and management office. The Level 5 facility deck has a garden pool, splash pool and splash deck, in-pool loungers, hydrotherapy spa, pool lounge, sun deck, zen garden and zen yoga deck, reflexology path, kids' playground, games room, gymnasium, BBQ pit, alfresco dining, a community hangout pavilion and a co-working lounge. Security has three tiers.
