My view
Bangsar Hill Park is really two buyers' decisions. Verdura (Phase 1, Towers D and E) is finished, so you can walk the building and the facility deck before you commit. Talisa (Phase 2, Towers B and C) is the newer launch, with a few 1-bedroom units, a pet-friendly rooftop and an on-site nursing hub, but you wait until the expected 2028 completion. On the site, Talisa is the right-hand (east) building and Verdura the left-hand (west) one. What both share is the address: Lorong Maarof, about 750 m from Bangsar LRT and 700 m from Bangsar Village, and a monthly fee of RM 0.35 psf, which is low for Bangsar. In the Tower B price list, the large 3-bedroom-plus layouts carry the lowest price per square foot, so a family gets more space for the money. The trade-offs are scale, with about 2,078 homes across three phases when Phase 3 is built, and closeness: the two towers in each phase stand only 3.1 to 3.4 m apart.

The whole masterplan covers 5.87 acres in three phases, about 2,078 homes, or about 354 homes per acre. Phase 3 (Towers F and G, 464 homes, 39 storeys each) and a central garden of about 22,785 sq ft are still subject to change.
Who is the developer?
Both phases are developed by Bangsar Hill Park Development Sdn Bhd, and the brochures carry the Sunsuria and Suezcap names. Sunsuria was founded in 1989 by Tan Sri Datuk Ter Leong Yap and has grown into a multi-industry, public listed group, with businesses in property, construction, healthcare, education, landscaping and nursery, food and beverages, retail and recreation. The main contractor is Sunsuria Asas Sdn Bhd, the architect CHY Architects Sdn Bhd and the concept architect 10 Design Architect International. How I read it. Talisa's launch price per square foot starts below anything recorded at Nadi Bangsar or The Sentral Suites and tops out inside their range, so size for size it is not priced above its completed neighbours. Three things keep this from being a straight comparison: Talisa is a launch price for a building expected in 2028, while the other two are finished buildings you can inspect today; Nadi Bangsar and The Sentral Suites are serviced apartments, while Bangsar Hill Park is a condominium on residential land; and Nadi Bangsar is freehold, while Bangsar Hill Park and The Sentral Suites are leasehold. For rent, units of about 980 to 1,140 sq ft at Nadi Bangsar and The Sentral Suites are listed at about RM 3,600 to 5,500 a month.

What I would pick. For a family, the 1,435 sq ft Type 3A is the one I would look at first. At Talisa Tower C it is 3 bedrooms plus a lanai with 3 bathrooms, and it is the show unit type; in the Tower B price list, Type 3A has the lowest price per square foot of any layout. At Verdura, the 3 + 1 layouts in Tower D and Types 3A and 3B in Tower E are dual-key ready: bedroom 3 comes with piping inlet and outlet provision for dual-key use, which gives a multi-generation family some flexibility. For a couple, the 917 sq ft 2-bedroom is the sensible entry.
Handover items. Verdura units come with a kitchen cabinet with hob and hood, air-conditioners, water heaters and a washing machine with dryer; Tower E adds a built-in oven, a digital lock on the main door and a quartz kitchen top. Verdura (Level 6, Level 6M and rooftop): a swimming pool about 51 m long, a spa pool and a wading pool, garden, yoga deck, children's playground, lawn, stage, hammock area and sunken seating; a clubhouse with sauna and steam rooms, event lounge, gourmet kitchen and eating area, study room, badminton and basketball courts, gymnasium, kids' room and games room; plus a management office, multipurpose hall, surau, kindergarten, laundry and mini mart (rooms to be run by appointed operators). Towers D and E are linked by a bridge, and the rooftop has a heated whirlpool, barbecue area, seating area and children's playground.
Talisa (Levels 6L, 6U, 6M and rooftop): a swimming pool, kids' pool, whirlpool, kids' water play and playground, pool deck, BBQ area, event spaces, study area, sauna and steam rooms; a floating platform with a co-working space, gymnasium, dance and yoga studio, surau, shop, care room and management office; and a rooftop with viewing and seating areas and a pet-friendly walkway. Towers B and C are linked on the facility levels. Talisa holds a provisional GreenRE certification, and the Sunsuria Care hub offers concierge nursing, free vital-sign checks, first aid and blood sugar checks.
Each phase uses its own facilities by access card.
