Price per square foot and monthly cost

What nearby homes sell and rent for

Around Bangsar Hill Park, the references are two completed towers: Nadi Bangsar (about 0.4 km), where 980 to 1,130 sq ft units sold at about RM 910 to 1,250 psf in 2024 to 2026, and The Sentral Suites (about 1 km), at about RM 930 to 1,240 psf for 1,033 to 1,173 sq ft, most of them the developer's own first sales being registered. Talisa's launch price per square foot starts below both. Around Khaya, the references are Vogue Suites One in KL Eco City (about 0.3 km), at about RM 980 to 1,340 psf for 732 to 1,109 sq ft, and Novum Bangsar South (about 0.6 km), at about RM 850 to 1,240 psf for 797 to 1,335 sq ft. The lower end of Khaya's price per square foot sits inside that range and the upper end above it.

My view: who should pick which

These are two different buys in the same district. Bangsar Hill Park is the family buy: it is cheaper per square foot, in the Tower B price list its large 3-bedroom-plus layouts carry the lowest price per square foot, the monthly fee of about RM 0.35 psf is low for Bangsar, and with Verdura you can walk a finished building before you commit. The trade-offs are scale, with about 2,078 homes across three phases once Phase 3 is built, and the towers in each phase standing only 3.1 to 3.4 m apart. Khaya is the transit buy: the LRT is about 300 m away, Mid Valley and KL Eco City are close by, the entry unit is smaller and cheaper, and there are more than 40 facilities. You pay more per square foot for that, the fee is higher, and you wait until Q2 2029 in a 61-storey tower of 795 homes.

Pick Bangsar Hill Park if…

  • you want the lower price per square foot of the two;
  • you need a large family home of 1,345 to 1,478 sq ft;
  • you want to inspect a finished building first (Verdura), or can wait until 2028 for Talisa;
  • you want a lower monthly fee, about RM 0.35 psf plus sinking fund.

Pick Khaya Residences if…

  • you want the lower entry price, from RM 785,000 for 630 sq ft;
  • you want a 1-bedroom or 1 + 1 between 630 and 772 sq ft;
  • you commute by LRT, with Kerinchi LRT about 300 m away;
  • you want Mid Valley and KL Eco City close by, with KL Eco City Mall about 480 m away.
