My view: who should pick which

The gap here is price against location. River Park is the value buy: it is much cheaper per square foot, the monthly fee is lower, every home has two bathrooms and two car parks or more, it has a residential title, and it is due first, with a target of Q3 2026. What you give up is walkability: Mid Valley and the LRT are a drive or a shuttle ride, not a walk, and half the homes have no balcony. Khaya is the location buy: three stations within about 400 m, KL Eco City and Mid Valley close by, a Bangsar address, and far more layout choice, from a 630 sq ft 1-bedroom to a 1,321 sq ft 3-bedroom. You pay a higher price per square foot for that, and you wait until Q2 2029 in a 61-storey tower of 795 homes.

Pick River Park if…
