My view
River Park is a plain family condominium, and I mean that as a description, not a criticism. There are three towers and 1,332 homes on 5.10 acres, nothing smaller than 812 sq ft, a residential title, and a maintenance fee of RM 0.352 psf including the sinking fund, one of the lower fees in this part of town. Its rail link is Angkasapuri KTM, about 300 m away by a pedestrian walkway, and an MRT3 Circle Line station is planned about 900 m away. The detail I would check on the map is Mid Valley. In a straight line it is under 1 km, but the listed distance is 3.7 km, and the developer plans a shuttle to Mid Valley City and Abdullah Hukum LRT for two years after completion. I would treat Mid Valley as a short drive, not a walk. The other thing to decide early is the balcony: half the homes are the 812 sq ft two-bedroom without one, so if you want a balcony, ask for Type A3, A4 or B.

For rent, The Goodwood Residence's 1,200 to 1,206 sq ft units are listed at about RM 5,000 to 5,300 a month. The comparison is fair on tenure, since all three are leasehold condominiums, but not on timing: Tria Seputeh and The Goodwood Residence are finished buildings you can inspect today, while River Park's prices are for a building with a target completion of Q3 2026. What I would pick. For a family, Type B is the only three-bedroom, and it comes partly furnished with a kitchen cabinet, hood and hob and air-conditioners, plus 2 to 3 car parks. For a couple, the A3 or A4 is 49 sq ft more than the A1 or A2 and gets you a balcony. Each floor has one side facing Mid Valley and the KL city skyline, and the other facing PJ and Bangsar South, so ask which side your unit is on. The show units are Type A4 and Type B.
