My view: who should pick which
These two suit different stages of life. Laurel is the lower-priced way into Bangsar South: you can start at RM 450,000, the unit comes partly furnished, and Nexus, the 6-acre park and the shuttle bus are at your door, with the lowest monthly fee of the two. The trade-offs are density, with 1,260 homes on 2.1 acres and 15 units per floor in each tower, one floating car park per unit, and two-bedroom layouts with a single bathroom. River Park is the family condominium: every home is at least 812 sq ft with two bathrooms, there are two car parks or more, a residential title under the Housing Development Act, and the price per square foot starts lower. The trade-offs are that Mid Valley and the LRT are a drive or shuttle ride rather than a walk, half the homes have no balcony, and the largest home is 1,180 sq ft.
Pick Laurel Residence if…
- you want the lower entry price, from RM 450,000 for 495 sq ft;
- you are buying your first home, or want three bedrooms under RM 900,000;
- you work in Bangsar South and want Nexus and the 6-acre park at your door;
- you want a partly furnished handover and the lowest monthly fee, RM 0.33 psf.
Pick River Park if…
- you want the lower price per square foot, from about RM 799;
- you need 2 bathrooms in every layout, or a three-bedroom of 1,180 sq ft;
- you have two cars and want two car parks with the unit;
- you commute by KTM, with Angkasapuri KTM about 300 m away.
