My view
The number that defines EDEN is its density: 146 homes on 12.25 acres, about 12 per acre. Most of the new high-rise launches I review have a few hundred homes per acre. Every home is large, from 5,296 sq ft, with 4 to 11 car parks, a private lift and fittings from named brands: Molteni&C wardrobes, a Poggenpohl dry kitchen with Gaggenau appliances, Bosch in the wet kitchen and Villeroy & Boch sanitaryware. The penthouses add a second floor with an entertainment lounge, outdoor decks and a plunge pool. The trade-offs are cost and resale depth. At an estimated RM 0.70 psf the monthly fee runs from about RM 3,700 to over RM 13,000, and very few homes of this size change hands nearby, so a future sale may take longer than for a smaller unit.

How I read it. EDEN's average of about RM 1,700 per square foot sits inside the range One Menerung's large units actually sold for, and below Aira Residence. EDEN's homes are bigger than anything in these records, and at One Menerung the largest unit recorded, 6,415 sq ft, sold at the lowest price per square foot, so compare total prices as well as the per-foot figure. For rent, units of about 5,200 to 5,400 sq ft, the nearest size to EDEN's smallest homes, are listed at about RM 25,000 a month at One Menerung and RM 35,000 to 60,000 at Aira Residence. EDEN is a launch price for homes expected in 2029, while One Menerung and Aira are finished buildings you can inspect today. With only nine sales between the two, treat these as a rough guide.

What I would pick. Most buyers will be choosing between the Deluxe types, which make up 124 of the 146 homes; Type A at 5,296 to 5,533 sq ft is where I would start. The penthouses add an upper floor of about 3,900 to 8,000 sq ft with an entertainment lounge, outdoor decks and a plunge pool, which suits a household that hosts, but it also adds to the monthly fee. The show unit is the Type C1 penthouse, so if you are weighing a Deluxe home, ask to see its own floor plan rather than judging from the penthouse.

111 Menerung is about 1.6 km away in Bangsar and Imperial Residence about 1.8 km away in Damansara Heights.
