Choose The Kingswoodz if the entry price matters most: it starts at RM 422,500 for a 474 sq ft unit, handed over partially furnished, with completion expected in 2028. Choose The Queenswoodz if you need at least a 2 + 1 bedroom and room to grow to 1,410 sq ft, and can wait until around 2029. Location: how they differ

The two sites are about 0.1 km apart in a straight line, so for daily life they share the same neighbourhood: the same station, the same shops and the same park. Both are about 900 m from Awan Besar LRT, with Muhibbah and Sri Petaling LRT further out. The Queenswoodz is near the National Stadium and Axiata Arena; The Kingswoodz has a Rapid KL bus stop about 230 m away. Each review measured from its own site, so small differences below are a matter of which side of the block you start from.

The three-bedroom pair, Kingswoodz Type C and Queenswoodz B1 / B2, is where the two buildings overlap. Below that, only The Kingswoodz has a one-bedroom; above it, only The Queenswoodz has four rooms or a dual key. Ask for the current price list for each exact unit, as prices change with each release.

Price per square foot and monthly cost

The Kingswoodz starts from about RM 752 per square foot, and The Queenswoodz from about RM 853. Both figures are the lowest on each price list; The Kingswoodz's 678 sq ft Type B works out to more per square foot than its starting figure, so compare the exact unit you are quoted.

The fee is the same RM 0.42 psf in both buildings, so the monthly cost follows size:

What nearby homes sell and rent for

Both reviews use The Rosewoodz, EXSIM's building completed in 2024, and The Park 2 @ Pavilion Bukit Jalil, completed in 2021, as references.

  • Around The Queenswoodz: The Rosewoodz units of 775 to 947 sq ft sold for RM 580,000 to 755,000 (about RM 750 to 810 psf); The Park 2's 936 sq ft three-bedrooms for RM 830,000 to 1.06 million (about RM 890 to 1,130 psf); Twin Arkz, completed in 2015, units of 1,033 to 1,259 sq ft for RM 638,000 to 1.00 million (about RM 570 to 790 psf). Asking rents: The Rosewoodz RM 2,800 to 3,000 for 771 to 775 sq ft, RM 2,800 to 3,300 for 950 sq ft and RM 3,200 to 3,500 for 1,155 sq ft; The Park 2 RM 3,800 to 5,000 for 933 sq ft; Twin Arkz RM 2,500 to 3,500 for 1,025 to 1,050 sq ft and RM 3,000 to 3,500 for 1,170 to 1,185 sq ft.
  • Around The Kingswoodz: the same Rosewoodz sales, plus Skyluxe On The Park, completed in 2020, where 710 to 732 sq ft sold for RM 620,000 to 735,000 (about RM 860 to 1,030 psf), and The Park 2's 753 sq ft units at RM 700,000 to 889,000 (about RM 930 to 1,180 psf). Asking rents: Skyluxe On The Park RM 2,100 to 2,800 for 707 to 730 sq ft; The Park 2 RM 2,600 to 3,999 for 750 sq ft (mostly RM 3,500).

Some recent sales in newly completed buildings are the developer's own first sales being registered, not resales. Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

These are sister buildings, and the choice between them is really a choice about household size. The Kingswoodz is the cheapest way into Bukit Jalil I can put in front of a buyer right now, and it comes partially furnished, but it is the denser building: 1,558 homes at 14 to 17 units per floor. The Queenswoodz costs more per square foot and completes later, but there is nothing below a 2 + 1 bedroom, and the upper floors drop to 8 and then 4 units per floor. If the two of you will become three or four within a few years, I would stretch to The Queenswoodz; if the deposit is the obstacle today, The Kingswoodz gets you in.

Pick The Queenswoodz if…

  • you need at least a 2 + 1 bedroom, or up to 1,410 sq ft with four rooms or a dual key
  • you want a building where the smallest home is 807 sq ft
  • you are happy to wait for completion expected around 2029
  • you want to choose from the upper floors with 8 or 4 units per floor

Pick The Kingswoodz if…

  • you want the lowest entry price, from RM 422,500
  • a 474 to 904 sq ft home is enough for now
  • you want partial furnishing as standard
  • you want completion expected sooner, in 2028
