Quick verdict: who should buy The Queenswoodz?
My view. Queenswoodz is the grown-up version of what EXSIM is building next door at The Kingswoodz. There is no studio and no one-bedroom here: the smallest unit is 807 sq ft with two bedrooms plus a utility room, and the range runs to 1,410 sq ft. That single decision changes who lives in the building, and in my experience it also changes how a development ages. The detail I would point a buyer to is the floor plan of the tower itself: the upper floors taper from about 14 units down to 8, and then to just 4 on the top stretch. If you can stretch to those floors, you are buying into a much quieter part of a 1,004-unit building.
- Suits: families and couples who want a 2 + 1 or larger home in Bukit Jalil; buyers who want the low-floor-count upper stacks; people who considered Kingswoodz but need more room.
- Think twice if: you want the cheapest entry price in the township, or you want freehold.

Where is The Queenswoodz, and what is nearby?
In Bukit Jalil, the township built around the National Stadium and KL Sports City. The area is served by the Awan Besar, Alam Sutera, Muhibbah and Sri Petaling LRT stations, and by the Bukit Jalil Highway, KESAS, MEX, NPE and the Sungai Besi Expressway.
The shopping, schools and healthcare in the township are the same set that serves the other launches here: Pavilion Bukit Jalil and Aurora Place for retail, SJK(C) Lai Meng, Tzu Chi International School and Kingsgate International School for schooling, International Medical University and APU for campuses, and the 80-acre Bukit Jalil Recreational Park and Bukit Jalil Golf & Country Resort for recreation. Ask the sales team for the exact walking and driving distances from this site, as they differ from the Kingswoodz numbers.
How does Queenswoodz compare with other Bukit Jalil launches?
| Project | Tenure | From | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| The Queenswoodz | Leasehold | RM 723,000 | 807 to 1,410 sq ft | 1,004 | RM 0.42 psf | 2029 |
| The Kingswoodz | Leasehold | RM 422,500 | 474 to 904 sq ft | 1,558 | RM 0.42 psf | 2028 |
| Ren Residence | Leasehold | RM 537,000 | 920 to 1,680 sq ft | 1,260 | RM 0.35 psf | 2026 |
| Ayanna | Freehold | RM 753,000 | 1,155 to 2,453 sq ft | 824 | RM 0.27 psf | 2027 |
| OAKA Residences | Freehold | RM 836,000 | 882 to 1,509 sq ft | 350 | RM 0.51 psf | 2028 |
| Park Green Pavilion | Freehold | RM 1,209,100 | 1,201 to 1,905 sq ft | 453 | RM 0.44 psf | 2029 |
At about RM 853 psf, Queenswoodz is priced above Ren Residence and below the freehold options. The closest comparison is Ren: both are large leasehold buildings aimed at families, but Ren completes earlier, charges a lower monthly fee and has a residential title, while Queenswoodz offers a smaller entry unit at 807 sq ft and the tapered upper floors.
Which Queenswoodz layout is best?
| Type | Size | Configuration |
|---|---|---|
| A1 / A2 | 807 sq ft | 2 + 1 bedrooms, 2 bathrooms |
| B1 / B2 | 936 sq ft | 3 bedrooms, 2 bathrooms |
| C1 / C2 | 1,206 sq ft | 3 + 1 bedrooms, 3 bathrooms |
| D1 (dual key) | 1,410 sq ft | 4 bedrooms, 3 bathrooms |
| D2 | 1,410 sq ft | 3 + 1 bedrooms, 3 bathrooms |
The project page also lists 1,008 sq ft and 1,209 sq ft variants, so ask for the current type chart before choosing.
What I would pick. B1 or B2 at 936 sq ft is the layout I would put a young family in: three real bedrooms, two bathrooms, and a price that still sits under the freehold options nearby. A1 at 807 sq ft is the efficient choice for a couple, with the extra room as a study. If the household has parents or adult children living in, the 1,410 sq ft D1 dual key gives them a separate entrance. Whichever type you choose, ask which floors fall in the 8-unit and 4-unit bands.
Facilities
The developer has not released a full facilities schedule in the material I have, so I will not list one here rather than guess. EXSIM's neighbouring Bukit Jalil project puts its facilities on one full podium level plus rooftop decks on each tower, and the sales gallery should be able to show you the equivalent plan for Queenswoodz. Ask specifically about the pool level, the gym, and what is on the top floors of each block.
Pros and cons
| Pros | Cons |
|---|---|
| No studios or one-bedrooms: the smallest home is 807 sq ft with 2 + 1 bedrooms | Leasehold with a commercial title: confirm utility tariffs |
| Upper floors taper to 8 and then 4 units per floor | 1,004 units in two towers |
| 5 passenger lifts plus a service lift per the developer | Facilities schedule not yet published in the material I have |
| Priced below the freehold launches in the same township | Completion around 2029, the latest of the group |
