Quick verdict: who should buy Ren Residence?
My view. I recommend Ren to people buying a home to live in, not to buyers looking for a small city unit. Four things put it on my list. The larger layouts are still priced under RM 1 million, which is hard to find for this much space in Bukit Jalil. The price per square foot is the lowest of the Bukit Jalil launches I compare below. The towers are designed by GDP Architects, one of the best-known architecture firms in Malaysia. And it is due for completion this year (2026), so the wait for keys is short. Every unit has at least three bedrooms and two car parks, the title is residential and the monthly fee is low. The compromise is leasehold tenure.
- Suits: families upgrading from a smaller condo; buyers who want residential-title utility rates and 2 to 3 parking bays.
- Think twice if: you want freehold, or a walk-up connection to Pavilion Bukit Jalil.

Where is Ren Residence, and what is nearby?
On an elevated site in Taman LTAT, Bukit Jalil, near Tzu Chi International School. Alam Sutera LRT is the nearest station. Pavilion Bukit Jalil, IMU, Kingsgate International School, Technology Park Malaysia and the National Stadium are in the neighbourhood, with the KESAS, Bukit Jalil, KL to Seremban and Sungai Besi highways for driving.
How does Ren compare with other Bukit Jalil launches?
| Project | Tenure | From | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| Ren Residence | Leasehold | RM 537,000 | 920 to 1,680 sq ft | 1,260 | RM 0.35 psf | 2026 |
| The Kingswoodz | Leasehold | RM 422,500 | 474 to 904 sq ft | 1,558 | RM 0.42 psf | 2028 |
| Queenswoodz | Leasehold | RM 723,000 | 807 to 1,410 sq ft | 1,004 | RM 0.42 psf | 2029 |
| OAKA Residences | Freehold | RM 836,000 | 882 to 1,423 sq ft | 350 | RM 0.33 psf | 2028 |
| Park Green Pavilion | Freehold | RM 1,209,100 | 1,201 to 1,905 sq ft | 453 | RM 0.40 psf | 2029 |
Ren has the lowest entry price for a three-bedroom home of 920 sq ft in this group, and the earliest completion. The freehold options (OAKA, Park Green) start noticeably higher.
Which Ren layout is best?
| Type | Size | Configuration |
|---|---|---|
| A | 920 sq ft | 3 bedrooms, 2 bathrooms |
| B1 | 1,050 sq ft | 3 + 1 bedrooms, 2 bathrooms |
| B2 | 1,110 sq ft | 3 + 1 bedrooms, 2 bathrooms |
| B3 | 1,120 sq ft | 3 + 1 bedrooms, 2 bathrooms |
| C | 1,270 sq ft | 4 + 1 bedrooms, 3 bathrooms |
| D | 1,680 sq ft | 4 + 1 bedrooms, 3 bathrooms |
What I would pick. For own stay I point families to the bigger layouts, because that is where Ren's value shows. Type B (1,050 to 1,120 sq ft) gives three bedrooms plus a utility room that works as a study or helper's room. Type C (1,270 sq ft, 4 + 1 bedrooms) suits a three-generation household and is the kind of size that usually costs well above RM 1 million elsewhere in Bukit Jalil.
Facilities
More than an acre of facilities: infinity pool, several children's pools, basketball court, tennis / futsal court, badminton court, gym, yoga room, sauna and steam, co-working room, function rooms, kindergarten and childcare centre, jogging track and gardens. Security is three-tier, with face recognition and licence plate recognition.
