Quick verdict: who should buy OAKA Residences?

My view. OAKA is the low-density option in Bukit Jalil. Where the other launches here run to 800, 1,000 or 1,500 units, OAKA has 350 in two blocks, at 7 units per floor with 3 lifts. That ratio is the single number I would buy this building for: lift waits and corridor traffic are what residents complain about after handover, and this plan is built to avoid both. It is also freehold with a residential title, so utilities are billed at domestic rates rather than commercial ones. You pay for the low density in two places: the monthly fee is higher than its Bukit Jalil neighbours, and the entry price is above the leasehold launches nearby.

  • Suits: buyers who want freehold and residential title in Bukit Jalil; people who dislike crowded lifts and large communities; households needing two or three parking bays.
  • Think twice if: you want the lowest entry price in the area, or the lowest monthly charge.

OAKA has by far the fewest units of the six. Ayanna is the other freehold with a residential title and offers more floor area per ringgit, but in a building of 824 units. Park Green is the premium freehold option at a noticeably higher entry price.

What I would pick. The B-series at 1,175 to 1,262 sq ft is the practical middle: two bedrooms plus a utility room that works as a study or helper's room, and a wide living and dining frontage. The lanai and extended-balcony versions are worth asking about, because outdoor space at this size is rare in Bukit Jalil. Type C at 1,423 sq ft gives each of the three bedrooms its own bathroom. Ask which stack faces the golf course and which faces the KL skyline before you choose a floor.

Facilities

Level 1 and the podium hold the infinity pool, wading pool, whirlpool tub, pool deck and pavilion, outdoor shower, half basketball court, lawn and children's playground, gymnasium, yoga and dance studio, games room, theatre room, residents' lounge, kid's studio, multipurpose hall, and sauna and changing rooms. The rooftop adds a sky outdoor lounge, sky garden, sky pavilion, sky gazebo and BBQ deck. Practical provisions: EV charging bays, car wash area, parcel and mail rooms, food delivery area, surau, and space set aside for a nursery, retail and a laundrette.
