My view. Ayanna is the cheapest floor area of any freehold launch I follow in Bukit Jalil, at about RM 639 per square foot. The smallest unit is 1,155 sq ft and there is nothing here below three bedrooms, so this is a building for households that need room, not for a single buyer looking for a small city unit. It is freehold with a residential title, so utilities are at domestic rates, and the monthly fee of RM 0.27 psf is the lowest in the comparison below. What you give up is walkability: the nearest LRT is a drive away, and at 824 units with 9 to 13 homes per floor and 3 passenger lifts per tower, this is a full-sized community rather than a quiet one.
- Suits: families who want the most space per ringgit in Bukit Jalil; buyers who want freehold and residential title; households with two or more cars.
- Think twice if: you want to walk to an LRT station, or you prefer a small, low-density building.

On Jalan Mas in Bukit Jalil, on a 4.9-acre site. Alam Sutera LRT is about 1.5 km away and Kinrara BK5 about 2.5 km, so both are a drive or a feeder ride rather than a walk. Driving routes are the Bukit Jalil Highway, KESAS, the KL to Seremban Expressway, MEX, LDP and NPE.

Ayanna starts below OAKA while offering a much larger minimum unit, which is where the price-per-square-foot gap shows. Against Park Green, the other large-unit freehold here, Ayanna is the budget option; Park Green trades that for a smaller building and a bridge into Pavilion Bukit Jalil.

What I would pick. Types E and A make up 81% of the building, so those are the two most buyers will choose between, and they are genuinely different homes. Type E at 1,155 to 1,189 sq ft is the entry: a real three-bedroom, and the cheapest way into a freehold residential title here. Type A at 1,365 to 1,400 sq ft adds a fourth bedroom for a step up in price, and it is the layout I would push a growing family towards. Types B, C and D are the rare ones, 19% of the building between them, running up to 2,453 sq ft with four-plus-two bedrooms; if you need that much room, ask which stacks they sit on, because scarce layouts in a large building tend to hold value best.
Facilities
Ayanna is built around a 1.3-acre ground-level park with an interactive stream, cabanas, a fitness area, a parcourse station, a multi-generational play area and a dedicated pet zone with a dog agility trail and pet shower. Level 1 has two badminton courts and a kids' play room; Level 4 the gym; Level 5 games room, co-working space and reading room; Level 6 a function hall. Level 9 is the pool deck: lap pool, family pool, kids' pool with water play, jacuzzi, cascading water feature, pavilion, open lawn and flower garden. Both towers have a sky BBQ deck at the top, on Level 40 and Level 42.
