Quick verdict: who should buy The Kingswoodz?

My view. The Kingswoodz is the cheapest way into Bukit Jalil that I can put in front of a buyer right now: RM 422,500 for a 474 sq ft unit, in a township where most new launches start above RM 700,000. That price buys a small unit in a big building, and both parts of that sentence matter. Three towers and 1,558 homes make this the largest community in the area, at 14 to 17 units per floor with three or four passenger lifts per tower. If you are buying your first home and the deposit is the obstacle, that trade is usually worth making. If you are buying a family home to live in for ten years, look at the larger, lower-density options nearby first.

  • Suits: first-home buyers working in Bukit Jalil, Sri Petaling or Kuchai Lama; buyers who want the lowest entry price in the township; people who use the LRT and buses.
  • Think twice if: you need three bedrooms and more than one car park, or you dislike large, dense buildings.

On Jalan Jalil Perkasa 1 in Bukit Jalil. LRT Awan Besar is about 900 m away and there is a Rapid KL bus stop about 230 m from the site, which is closer public transport than most of the launches in this township. Driving routes are KESAS, the NPE Kuchai Link, MEX, Sprint, ELITE, the Sungai Besi Expressway and SUKE.

Nearby: Aurora Place Bukit Jalil (1 km), Pavilion Bukit Jalil (2.8 km), The Food Merchant (3.4 km), Giant Bukit Kinrara (5.2 km), NSK Kuchai Lama (6.6 km) and Mid Valley Megamall (7.5 km). Schools and campuses include SJK(C) Lai Meng (1 km), SJK(T) Ladang Bukit Jalil (1.5 km) and International Medical University (4.4 km).

Kingswoodz is the only launch here that starts below RM 500,000, and the only one with units under 500 sq ft. Queenswoodz, from the same developer and also in Bukit Jalil, is the larger-unit sibling: it starts at 807 sq ft and RM 723,000.

The project page also lists 617 sq ft and 761 sq ft variants, so ask the sales team for the current type chart before you commit to a size.

What I would pick. Type B at 678 sq ft is the layout I would choose for a first home: two bedrooms and two bathrooms is the smallest configuration that still rents and resells easily, and the gap in price from the 474 sq ft studio is not large. Type C at 904 sq ft is the only three-bedroom, and the one to look at if this has to hold a small family. Type A works as a rental unit or a single person's first purchase, but understand that it competes with 1,557 other units in the same building.

Facilities

The facilities are on Level 8 and at the top of each tower. Level 8: swimming pool, jacuzzi, wading pool, outdoor gym and indoor gym, reflexology garden, games room, reading lounge, function hall, pavilion, biopond, children's playground, basketball court, garden plaza, lawn, community farm, outdoor dining and a fitness trail. The rooftops (Level 45 in Tower B, Level 46 in Towers A and C) have a sky lounge, sky BBQ, sky dining and a sky garden. Ground floor has the grand entrance, three lobbies, retail, a mailroom and a nursery in Tower A. The facade is by WDA Design.
