My view on Puchong, Bandar Kinrara, Seri Kembangan and Cyberjaya
Puchong and the areas south of it are where the price per square foot is lowest on my lists. Seven of the nine projects with a figure start at about RM 450 to 630 per square foot, and the homes are large: Quaver Residence starts from 1,023 sq ft, Sanderling 2 from 958 sq ft, Trinity Nordic Residences from 937 sq ft and Alamanda Heights from 900 sq ft.
The trade-off is the train. Only three projects are within about 500 m of an LRT station: The Wyn Residences (about 150 m to IOI Puchong Jaya, by covered walkway), Avantro Residences (about 180 m to Kinrara BK5) and Trinity Rainfora (about 400 m to Kinrara BK5). Quaver Residence is about 700 m from Serdang Raya Utara MRT and Residensi Danau about 870 m from Pusat Bandar Puchong LRT. The rest are 2 km or more from a station, the two Cyberjaya projects are about 6 km and 9 km from the MRT, and Myra Embun in Dengkil has no station nearby.
So the choice is simple to state. If you take the train every day, the projects beside the LRT cost more per square foot, about RM 700 to 850 at The Wyn Residences and about RM 760 at Avantro Residences. If you drive, you get more space for the same money further out. NARA at Shorea Park, from RM 250,000, and Residensi Danau, from RM 270,000, have the lowest starting prices; ask which unit types those prices apply to.
