My view
Myra Embun is about getting space for the money. Most units are 1,050 sq ft or larger, and a 4-bedroom, 3-bathroom home of 1,300 sq ft is priced from RM 542,100. The development combines two residential towers with about 60,000 sq ft of retail on the ground floor, where a supermarket is planned, and a boutique hotel. Residents get a 50 m lap pool and a full-size multipurpose court on the Level 9 podium. The road links are the selling point of the location: the Putrajaya Ring Road, the North–South Expressway and the Jalan Banting–Semenyih road. The trade-offs are the lifts and the setting. Each tower has 11 units per floor served by two passenger lifts and one fire and service lift, and the neighbourhood is far quieter than Cyberjaya or Putrajaya.
- Suits: families who need three or four bedrooms on a budget; buyers who work in Putrajaya or Cyberjaya and drive.
- Think twice if: you want a mature neighbourhood, rail access, or more lifts per floor.

Who is the developer?
Myra Embun is developed by OIB Properties (PRV). It carries the Myra name also used on Myra Cove in Cyberjaya, and sits beside Myra Saujana on the location map. Residential and commercial traffic are planned to be separated: a barrier is proposed between the retail and residential areas, the residents have their own drop-off, and the residents' car park levels connect straight to the towers.

What I would pick. Type D is the layout I would look at first: 1,300 sq ft with four bedrooms and three bathrooms, priced from RM 542,100 to RM 587,350, and it is the show unit. For a smaller family, Types B and C give three bedrooms in 1,050 sq ft from RM 460,000 and RM 466,600. Type E, at 1,490 sq ft from RM 611,980, sits at the ends of each tower and can come with a third car park.

I do not have other new projects close to Myra Embun to compare, so the two neighbours here are in Cyberjaya, about 11 to 12 km away. Myra Embun has the lowest entry price and the lowest price per square foot of the three, and is expected about a year later.
Facilities
The facilities are on the Level 9 podium: a terrace garden, a community hall, a surau, a multipurpose court, a playground, a 50 m lap pool, a wading pool, wet and dry loungers, cabanas, a barbecue area and a pantry. The final list may still change.
