Quick answer: who is Myra Cove for?

Myra Cove suits families who want a spacious, gated home by the lake in Cyberjaya, with a private park and low density for a condominium. It is less suited to buyers on a tight budget or who need rail: prices start at RM 630,000, and the nearest MRT station is about 9 km away.

My view

Myra Cove is the low-density option in Cyberjaya. About 700 homes share roughly 11 acres, which works out at around 60 homes per acre, and 4 acres are set aside as a private park. Every unit looks out on either the lake or the park, and most layouts are 1,233 sq ft or larger. The low-rise blocks add something unusual for an apartment: in selected units the car parks are on the same floor as the home, and some ground-level units open onto a private terrace. The trade-offs are price and location. It starts higher than Sanderling 2 nearby, and while King Henry VIII College, Hospital Cyberjaya and Tamarind Square are all about 1 km away, the MRT is about 9 km.

How I read it. For Myra Cove's 877 sq ft 2-bedroom units, the nearest sizes in finished Cyberjaya buildings are 936 to 1,000 sq ft units, mostly listed at RM 2,250 to 2,500 a month at Verdi Eco-dominiums and RM 1,799 to 2,100 at Mutiara Ville. Those units are a little larger than Myra Cove's, so the comparison is approximate. For the 1,336 to 1,431 sq ft layouts, Verdi's 1,389 sq ft units ask RM 3,300; we found no current asking rents near the 1,548 and 1,631 sq ft types.

What I would pick. For a family, T6 at 1,426 sq ft is where I would start: it is the show unit, and the developer will add an extra partition room after handover for T1 and T6. If you want the low-rise feel, the L3 types at 1,548 sq ft are the ones to see; the ground-level versions come with a private terrace of up to 512 sq ft, and selected low-rise units have their car parks on the same floor. Ask which types are still available in Phase 2.

What does it cost to hold each month?

The maintenance fee is RM 0.25 per sq ft a month plus 10% for the sinking fund, about RM 0.275 per sq ft in total, so:

Sanderling 2 is about 2 km away and Anya at Shorea Park about 4.7 km away on the Puchong side. Myra Cove has the highest entry price of the three but the lowest price per square foot and the lowest fee, because its units are larger. Sanderling 2 and Myra Cove Phase 2 are both expected in Q4 2028.

Facilities

The headline facilities are an infinity lap pool, a cantilevered gym, a jogging track and the 4-acre private park. The development is gated and guarded, with multi-tier security, and the facilities are designed with families in mind.
