What nearby homes sell and rent for
Around Quaver, the references are One South and East Lake Residence; no current asking rents were found near its 1,561 to 1,851 sq ft layouts. Around Trinity Nordic there is a single reference, Aman Heights Condominium; nothing comparable was found for the 937 sq ft Type A or the 2,014 sq ft duplex, so treat it with care.
| Asking rents, September–October 2026 | Unit | Per month |
|---|---|---|
| One South (near Quaver) | 1,065 sq ft | RM 1,800 to 2,500 (mostly RM 2,300 to 2,500) |

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
My view: who should pick which
Both are family-sized projects of about 700 homes at the same maintenance rate, so the choice comes down to the train, the timing and the kind of home. Quaver is the one I would point to on price and transport: it is cheaper per square foot, the MRT is about 700 m away on foot, and it is expected about two years earlier. The compromise is that every home is at least 1,023 sq ft, the duplex tower puts 16 units on a floor and the malls are a short drive. Trinity Nordic is the one for facilities and the neighbourhood: a 1.38-acre deck with a 50 m pool, a farm plot, a 370 m jogging trail and a 550 m cycling loop, with shops, a clinic and schools close by. You pay a higher price per square foot, the nearest MRT station is about 2 km away, and completion is targeted for November 2029.
Pick Quaver Residence if…
- you want the lower price per square foot of the two;
- you want to walk to an MRT station, about 700 m away;
- you want a duplex of 1,367 or 1,701 sq ft, or a large single-floor unit of 1,561 or 1,647 sq ft;
- you want completion earlier, expected in 2027.
Pick Trinity Nordic Residences if…
- you want a 937 sq ft 3-bedroom, four bedrooms in 1,077 sq ft, or a 5-bedroom duplex;
- you want a 1.38-acre facility deck with more than 40 facilities;
- you want shops about 150 m away and schools about 2 km away, and you drive rather than take the train;
- you do not need to move in before 2030.
