My view: who should pick which

These are two phases of one township by the same developer, with the same roads, the same schools and the same LRT station about 3.2 km away, so location does not decide it. Size, timing and budget do. Anya is the one for space: it has the 1,195 sq ft Type C with a lanai, the only dual-key layout of the two, side-by-side car parks for every family unit, and it was scheduled for Q3 2026, about two years ahead of NARA. Homes are handed over bare. NARA is the value phase: the starting price and the bottom of the price-per-square-foot range are lower, it has a 2-bedroom layout that Anya does not, and it sits beside the 1-acre central park. What I would weigh at NARA is the floor plate, with 15 units per floor in Tower A and 14 in Tower B, and that its 4-bedroom units share two bathrooms. Neither is pet-friendly, and I would not count on rent to carry the instalment at either.
