Quick answer: who is The Wyn Residences for?

The Wyn Residences suits buyers who want a compact 2 or 3-bedroom home a covered walk from IOI Mall Puchong and the LRT, at a low monthly fee. It is less suited to buyers who want a choice of sizes or a low-density building: there are only two layouts, and 1,546 homes share three 56-storey towers.

My view

What you buy at The Wyn is the address. IOI Mall Puchong and IOI Puchong Jaya LRT station are each about 150 m away, the covered walkway to both is to be completed before handover, and the banks and restaurants of IOI Boulevard are next door. The layouts are simple and compact: 700 sq ft with two bedrooms or 850 sq ft with three, both with two bathrooms, at RM 0.35 per sq ft a month including the sinking fund. The facilities include a 50 m lap pool. The trade-off is scale. At about 435 homes per acre this is one of the densest projects I cover in Puchong, the passenger lifts are zoned by floor, and most 850 sq ft units get two tandem car parks or one, depending on the floor, rather than two side by side. Two things I would check from the unit itself: a power pylon stands at least 30 m from the building, reaching about Level 11, and a large water tank about 80 m away reaches about Level 8. Completion is expected in Q2 2027.

• Suits: owners who want to walk to IOI Mall and the LRT; first-home buyers and small families who are happy with 700 to 850 sq ft; buyers who want a low monthly fee.
• Think twice if: you need more than 850 sq ft, two side-by-side car parks, a pet-friendly building or a low-density development.

The Wyn Residences is developed by Land & General Berhad. The architect is Asima Architect Sdn Bhd. The project is designed around five elements of landscaping and facilities, and the ground floor has two retail lots and a cafeteria.

IOI Boulevard, next door, has branches of most major banks. Pavilion Bukit Jalil is about 7.8 km away.

What do nearby homes actually sell and rent for?

Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

How I read it. At SkyPod Residence in Bandar Puchong Jaya, a 634 sq ft unit, a little smaller than The Wyn's 700 sq ft Type B, asks RM 1,600 a month, and 881 sq ft units, close to the 850 sq ft Type C, ask RM 1,700 to 2,100. We found no current asking rents for The Suitel. SkyPod is an existing building, so these figures show what nearby owners ask today, not what The Wyn will fetch.

Which The Wyn Residences layout suits you?

What I would pick. The 850 sq ft Type C, for the third bedroom, which works as a child's room or a study. Check the car park allocation for the exact unit before you book: on most floors the two bays are tandem, a few floors have one bay, and only the top floors get two single bays. If you are buying a Type B or a Type C in Tower A, ask which way it faces, because the west-facing units there come with low-E glass.

What does it cost to hold each month?

The maintenance fee is RM 0.35 per sq ft a month, including the sinking fund, so:

Avantro Residences in Bandar Kinrara and the main parcel at Residensi Danau are also RM 0.35 per sq ft including the sinking fund. Quit rent and assessment tax come on top.

Price per square foot against its neighbours

Residensi Danau is about 800 m away by the lake, Avantro Residences about 3 km and Trinity Rainfora about 2.9 km, both in Bandar Kinrara. The Wyn has the smallest range of sizes and by far the most units, but it is the one closest to a mall, and it is expected first. Facilities

The main facilities are on Levels 10 and 10M, with 30 facilities in all: a 50 m lap pool, an outdoor gym of about 270 square metres, a workout room of about 230 square metres, a co-working space, a surau and landscaped decks built around a five-elements theme. Levels 56 of Towers B and C carry further facilities. EV charging is provided on the ground floor, and owners may install their own charger at their bay.
