Erica Residence Bukit Puchong Review 2026: Price, Layouts, Location & Who It Suits

Quick answer: who is Erica Residence for?

Erica Residence suits families who want a large new landed home in south Puchong: 3,399 sq ft over three storeys, six bathrooms, a rooftop sky deck and parking for three cars, in a small scheme of 68 homes. It is less suited to buyers who want to walk to a train station, or who need to know the monthly gated-community charge before they commit, since it has not been announced.

My view

Erica is a small, family-sized landed scheme. Every house has the same 3,399 sq ft of built-up over three storeys, with two master bedrooms, two more bedrooms, a utility room, a games room, a family area, a lanai and a private sky deck on the roof, and six bathrooms plus a powder room. What changes between houses is the land: the standard intermediate lot is 35 ft by 70 ft, a deeper one is 35 ft by 80 ft, and the end lots carry extra land, up to about 4,668 sq ft on the 70 ft by 100 ft corner. On the standard lots the price works out at about RM 630 to RM 654 per square foot of built-up. The green specification goes beyond the usual for landed homes, with a provisional Platinum GreenRE rating, solar hot water and roof insulation. What I would weigh: this is a drive-everywhere location, with the nearest MRT station about 3.7 km away in a straight line; some lots back onto the SKVE highway; and the gated status and its monthly charge are still pending. Completion is expected in 2026.

Erica Residence is developed by Bukit Hitam Development Sdn Bhd, part of AYER Holdings Berhad, the developer of Bandar Bukit Puchong, whose sales gallery is in the township on Jalan BP 7/15. The scheme is described as the first landed home scheme in Malaysia to receive a Platinum GreenRE rating (provisional), and it received the Earth Conscious Award at the StarProperty Awards 2025.

What I would pick. Since the house is the same everywhere, the choice is about land and position. For value, a standard 35 ft by 70 ft intermediate lot. If you want a garden, compare a 35 ft by 80 ft intermediate with an end lot that has a modest amount of extra land, and walk the site to see which lots face the park and which back onto the SKVE highway; the lots marked as facing the SKVE are the ones I would inspect most carefully for noise. Two master bedrooms make this a natural fit for parents and grown children.

Price per square foot against nearby projects

Anya and NARA are the nearest new launches I cover, about 1.9 km away in Shorea Park, but they are serviced apartments, so this is not a like-for-like comparison. It shows the step up: Erica's price per square foot of built-up sits above Anya's starting figure and above the top of NARA's range, and for that you get a house on its own land with about two and a half times the floor area of the largest Anya unit. Facilities

The scheme's shared spaces are landscaped rather than a clubhouse: a half basketball court, a playground, a pavilion, an open lawn with an outdoor gym, a walkway and jogging path, an elevated deck, garden benches, an entrance arch and entrance signage.
