Quick answer: who is Trinity Rainfora for?

Trinity Rainfora suits families who want a 3 or 4-bedroom home in Bandar Kinrara a short walk from an LRT station, in a smaller development than most new launches nearby, and buyers who want a dual-key layout. It is less suited to buyers who need to know the monthly fee before they commit, because it has not been confirmed yet.

My view

Trinity Rainfora is the smaller of the two new launches beside Kinrara BK5 LRT station: 535 homes on 2.4 acres, against 842 at Avantro Residences across the road. Block A has only 7 units per floor; Block B has 14, so the floor you pick matters. Kinrara BK5 station is about 400 m away. The developer is local to the township: Trinity built The Zest and The Z Residence in the same area, and it offers a longer defect liability period than the norm, 36 months instead of 24, plus 10 years on roof leaks and 5 years on tiles popping up. The detail I found most useful is the living and dining width, which varies a lot between layouts: about 10.7 ft in Type B, 11.8 ft in Type C, but about 18 ft in Type D and 20.7 ft in Type G. The questions I would ask are the monthly fee, which is not yet fixed, and the price per square foot of the exact unit, which is not published either. Completion is expected in August 2028.

Trinity Rainfora is developed by Darul Dinasti Sdn Bhd, part of the Trinity Group, whose office is at Zest Point in Bandar Kinrara. Its earlier homes in the area include The Zest in Bandar Kinrara and The Z Residence in Bukit Jalil. The developer brands its warranty package Trinity Gold Assurance: a defect liability period of 36 months against the industry standard of 24, a 10-year warranty on roof leaks and a 5-year warranty on tiles popping up. It also runs a 10-point quality checklist and a defect management app for owners. The main contractor is Jasmurni Construction Sdn Bhd.

How I read it. For Trinity Rainfora's 1,026 to 1,184 sq ft layouts, similar-sized units nearby ask RM 2,200 to 2,500 a month at 8 Kinrara and RM 1,800 to 2,200 at The Zest. For the 739 sq ft Type B, the closest listings are smaller 623 to 650 sq ft units asking RM 1,650 to 2,100. Both are existing buildings, so these figures show what nearby owners ask today, not what Trinity Rainfora will fetch.

Which Trinity Rainfora layout suits you?

What I would pick. For three bedrooms, Type D rather than Type C. It is only about 50 sq ft larger, but its living and dining area is about 18 ft wide against about 11.8 ft, which changes how the home feels. For four bedrooms, Type G has the widest living area of all at about 20.7 ft. Type E, the dual-key unit, is the one for a family that wants a separate space for grandparents or a grown child. Only Types E, F and G allow any wall hacking, and only within the shear wall plan and with management approval.

What does it cost to hold each month?

The maintenance fee has not been confirmed yet, so I cannot give a monthly figure. Ask for it, and for the sinking fund, before you book. For context, Avantro Residences next door is RM 0.35 per sq ft a month including the sinking fund. Quit rent and assessment tax come on top of whatever the fee turns out to be.

Price per square foot against its neighbours

Avantro Residences is about 240 m away, Ayanna about 1.5 km and Ren Residence about 1.9 km, both in Bukit Jalil. Trinity Rainfora has the second-lowest starting price and the fewest units of the four. Without a published price per square foot or a monthly fee, the fair comparison is unit by unit: ask for the price of the exact layout and floor and set it against Avantro's list. Facilities

The main facilities are on a rainforest-themed Level 9 podium: a 25 m infinity lap pool, a wading pool, a jacuzzi under a rainforest canopy, an aqua gym, pool pilates, a yoga deck, a sauna, a gymnasium, a music and dance room, a co-working space, a multipurpose hall of about 864 sq ft (about 50 people with banquet tables), a gourmet kitchen, a laundry, a nature playscape, a study garden, cabanas, hammock and swing nooks, a glamping forest, and dining and barbecue terraces. Levels 20 and 30 have an edible garden, a community garden and a picnic courtyard. The rooftop sky garden has a 150 m jogging track, an outdoor fitness area, a tabata pad, a reflexology garden, a stretch loop and a rest corner.
