What you buy at Lucentia is a completed home inside BBCC. It was the development's first residential project, finished in 2021, and you walk from it through the podium park and link bridges to LaLaport and the transit hub, where the Hang Tuah monorail and LRT meet Merdeka MRT. The facilities are generous for a building of this size, about 100,000 sq ft over four levels, with a 50 m lap pool on the podium and an infinity pool on Level 35, where the two towers are joined by a sky bridge. The building has recorded sales of about RM 1,600 to 1,790 per square foot from 2024 to 2026, a little below the developer's figure of about RM 1,800. The trade-offs: the layouts stop at two bedrooms, and the resale record is still thin, six sales in two and a half years.

Lucentia Residences is developed by BBCC Development Sdn Bhd, a joint venture of UDA Holdings Berhad, EcoWorld and the Employees Provident Fund (EPF), with EcoWorld acting as development manager for BBCC. How I read it. Lucentia's own six sales sit at about RM 1,600 to 1,790 per square foot, with the middle at about RM 1,680, a little below the developer's figure of about RM 1,800. Four of the six are the 657 sq ft 1 + 1 size, at RM 1.05 to 1.10 million, which is the clearest benchmark in the building. Dorsett Residences, with the middle of 19 sales at about RM 1,770, and Tribeca, at about RM 1,670 across five sales, recorded similar figures. Six sales is a thin record, so compare the exact unit you are offered rather than the headline figure. Dorsett Residences and Tribeca are freehold, while Lucentia is leasehold; all three are finished buildings you can inspect today, and resale units come in whatever condition the owner left them. For rent, Lucentia's own 654 to 664 sq ft units are listed at RM 3,900 to 4,500 a month, close to Dorsett Residences, where 652 sq ft units are listed at RM 4,000 to 5,000, and Tribeca, where 657 to 660 sq ft units are mostly listed at RM 4,000.

What I would pick. The 654 sq ft Type C is the layout I would start with: it was one of the actual show units, and four recorded sales at RM 1.05 to 1.10 million give you a resale benchmark for it. For a couple, the 859 sq ft Type D, the other show unit, has two bedrooms and two bathrooms. The dual-key Type Dd is only on Levels 20 to 33 of Tower 1 and Levels 5 to 19 of Tower 2, and each dual-key unit comes with two car parks.

SWNK HOUZE, in the same development, and Times Square 2, about 140 m away, start lower per square foot and offer larger units, up to 1,238 and 1,356 sq ft, but neither is finished yet. Branniganz is the highest per square foot, with smaller units.

The two-tier podium deck on Level 3A has a 50 m lap pool, a family pool, a kids' pool, a biological pool, a jacuzzi pod, a sunken deck and sun deck, a multipurpose hall, a gourmet kitchen and food preparation area, a lounge, a function lawn, a hammock garden, a herb garden, a covered plaza and outdoor terrace, a playground and tree house, a surau and a laundry room; the cantilevered gym is on Level 3AM. The sky deck on Level 33A has a pool pavilion, viewing deck, reading suite and library, garden pavilion, tea lounge, chill deck, reflexology path, garden cabanas, a games and music room, a family living suite, a family kitchen suite and a BBQ deck. Level 35 has the infinity pool, a gym, a yoga deck, a spa lounge, garden cabanas and a sitting area.
