Quick answer: who is Branniganz for?
Branniganz is built as a short-stay (Airbnb) investment, not a home to live in: furnished units from 344 sq ft beside Sungei Wang in Bukit Bintang, from RM 803,500, with an optional package under which Mana Mana Hospitality runs the unit as a short-stay rental. It is less suited to buyers looking for a home to live in, or who need a car park with the unit: units do not come with one. For the latest price list and available units, WhatsApp +60 17-279 8932.
My view
In one line: this is a furnished short-stay unit to hold in Bukit Bintang, not a home to live in; the entry price is low because the units are small, and from about RM 2,163 psf it is not cheap.
On price: size for size, it costs more than 2024 to 2026 sales at the completed Tribeca and Lucentia Residences nearby, and less than EXSIM's own Kyliez Suites and Hanaz Suites about 1.8 km away. Per square foot it is also above Centrix, Phoeniz and Golden Crown.
Living there: Sungei Wang Plaza is about 130 m away, Bukit Bintang monorail station about 220 m and the MRT station about 280 m in a straight line, so guests can manage without a car. Maintenance is RM 1.21 psf including the sinking fund, about RM 416 a month for a 344 sq ft unit (RM 1.21 × 344 sq ft). For 2 years from handover the developer covers any shortfall in the management account up to RM 0.40 psf, so the fee may change after that. Units come without parking.
Who it suits, who it doesn't: investors who will hand the unit to Mana Mana Hospitality or run short stays themselves, and who do not need a parking bay. It does not suit anyone buying to live in, or anyone choosing projects by price per square foot.
How long to hold: it depends on whether short stays work. If they do not, 510 sq ft units at Tribeca ask RM 3,000 to 3,200 a month on long lets, but those are owners' asking prices, not signed leases, and before maintenance; there are no long-let asking rents nearby for the 344 sq ft studios. There are 410 Type C units, more than half the building, all competing for the same tenants and buyers, so I would look first at the 678 sq ft dual-key Type B.
Check for yourself when viewing: Types C and D are office suites outside the HDA, while A and B are under it, so confirm which you are buying before signing; the latest terms of the Mana Mana package; the furnishing list for your layout, item by item; and which side your unit faces and what it looks out on.
- Suits: investors who want a furnished short-stay unit in Bukit Bintang at the lowest entry price compared below, run by Mana Mana Hospitality or on their own; buyers who do not need a car park.
- Think twice if: you are looking for a home to live in, you need a car park with the unit, or you are comparing projects on price per square foot.

What do nearby homes actually sell and rent for?
The closest like-for-like references are Tribeca, about 0.5 km away on the same road and also by EXSIM, and Lucentia Residences, about 0.7 km away: both are completed Bukit Bintang towers with small units close in size to Branniganz's Types A and B.
Recorded sale prices, 2024 to 2026
| Project | Unit size | Sales | Price | Price per sq ft |
|---|---|---|---|---|
| Branniganz (launch, expected 2028) | 344 to 678 sq ft | New launch | From RM 803,500 | From about RM 2,163 |
| Tribeca (completed) | 510 to 657 sq ft | 5 | RM 850,000 to 1.35 million | About RM 1,520 to 2,050 |
| Lucentia Residences (completed) | 560 to 657 sq ft | 5 | RM 1.00 to 1.10 million | About RM 1,600 to 1,790 |
There is no like-for-like recorded sale for the 344 sq ft studio office suites (Types C and D). Some recent sales in newly completed buildings are the developer's own first sales being registered, not resales.
Nearby new launches by the same developer
| Project | Unit size | Status | Approved selling price | Price per sq ft |
|---|---|---|---|---|
| Kyliez Suites (about 1.8 km) | 484 and 657 sq ft | Under construction, completion expected 2028 | RM 1,272,705 to 1,676,470 | About RM 2,550 to 2,630 |
| Hanaz Suites (about 1.8 km) | 484 and 657 sq ft | Under construction, completion expected 2029 | RM 1,316,175 to 1,687,970 | About RM 2,570 to 2,720 |
These are selling prices for buildings still going up, not recorded sales.
Asking rents, September 2026
| Project | Unit | Asking rent per month |
|---|---|---|
| Tribeca | 510 sq ft | RM 3,000 to 3,200 |
| Tribeca | 657 to 660 sq ft | RM 3,500 to 4,800 |
| Lucentia Residences | 445 to 454 sq ft | RM 3,299 to 3,400 |
| Lucentia Residences | 654 to 664 sq ft | RM 3,900 to 4,500 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
How I read it. Size for size, Branniganz's launch price from about RM 2,163 psf sits above what Tribeca and Lucentia Residences units actually sold for in 2024 to 2026, and below EXSIM's own Kyliez Suites and Hanaz Suites launches about 1.8 km away. Because I read Branniganz as a short-stay (Airbnb) investment, treat the rent table as the fallback, not the plan: these are monthly asks for ordinary long lets, and they show what a unit this size could fetch if short-stay letting does not work out, before the RM 1.21 psf monthly charge. There is no long-let asking rent here for a 344 sq ft studio. The other differences: Branniganz is a launch price for a building expected in 2028, while Tribeca and Lucentia Residences are finished buildings you can inspect today; and Branniganz is handed over furnished with an optional short-stay management package, while resale units come in whatever condition the owner left them.
Which Branniganz layout suits you?
| Type | Size | Configuration | Price (gross) | Who it suits (my view) |
|---|---|---|---|---|
| C | 344 sq ft | Studio, 1 bathroom (office suite) | RM 803,500 to RM 858,800 | One person, or a rental unit |
| D | 344 sq ft | Studio, 1 bathroom (office suite) | RM 828,400 to RM 858,800 | One person, or a rental unit |
| A | 495 sq ft | 2 bedrooms, 1 bathroom (serviced suite) | RM 1,141,200 to RM 1,179,600 | Two people sharing, or a small household |
| B | 678 sq ft | 2 bedrooms, 2 bathrooms, dual key (serviced suite) | RM 1,459,200 to RM 1,497,600 | Living in one side and letting the other |
What I would pick. For short-stay letting, Type B at 678 sq ft is the layout I would pick: it is the largest, the only one with two bathrooms, and as a dual key it can be let as two separate keys. It also carries the lowest price per square foot in the building. Types A and B are the 269 serviced suites under the HDA; Types C and D are the 490 studio office suites, and Type C alone is 410 units, more than half the tower, so a C unit competes with hundreds of identical units for the same guests and the same buyers. Whichever you choose, pick the facing deliberately: the tower looks north to KL Tower and Sungei Wang, south to TRX and Times Square, east to Park Royal Hotel, TRX and the Royal Selangor Golf Club, and west to Imbi Plaza, BBCC and Merdeka 118.

Price per square foot against its neighbours
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| Branniganz | RM 803,500 | from about RM 2,163 | 344 to 678 sq ft | 759 | RM 1.21 psf | Expected 2028 |
| Centrix The Station | RM 907,800 | about RM 1,600 to 1,850 | 564 to 1,187 sq ft | 857 | RM 0.44 psf | Expected 2029 |
| Phoeniz Suites | RM 1,016,400 | about RM 2,100 | 484 to 678 sq ft | 394 | RM 1.21 psf | 60 months after APDL |
| Golden Crown | RM 1,280,000 | from about RM 2,051 | 624 to 1,238 sq ft | 490 | RM 0.80 psf | Expected 2026 |
| CloutHaus | RM 1,548,800 | about RM 2,900 | 549 to 1,216 sq ft | 615 | RM 0.80 psf | Expected 2029 |
| Orion Residence | RM 1,450,000 | about RM 2,707 to 3,750 | 491 to 1,329 sq ft | 298 | RM 1.32 psf | Completed 2026 |
Branniganz has the lowest entry price and the smallest units of the six, but on price per square foot it sits above Centrix, Phoeniz and Golden Crown, and below CloutHaus and Orion. Against Centrix, about RM 87,000 more buys a 564 sq ft minimum instead of 344 sq ft and a monthly fee of RM 0.44 psf instead of RM 1.21.
Facilities
The main facilities are at the top of the tower. Level 48 has sky dining, a sky gymnasium, a co-working lounge, a surau and retail; Level 49 has a sky lounge, sky deck, sky pool with changing rooms, and retail. Level 7 has a garden lounge and landscaping. The ground floor has the drop-off, a lobby lounge, a Taska (childcare centre) and retail, the basement has a food court and retail, and the management office is on Level 1. Security is 24-hour with an access card system and CCTV.
Pros and cons (my view)
| Pros | Cons |
|---|---|
| Lowest entry price of the city-centre projects compared above | From about RM 2,163 psf, higher than Centrix, Phoeniz and Golden Crown |
| About 220 m to Bukit Bintang monorail and about 280 m to the MRT in a straight line; Sungei Wang Plaza about 130 m, with a proposed link bridge | Units do not come with a car park |
| Furnished on handover | RM 1.21 psf monthly fee, among the highest compared above |
| Sky pool, sky gym and co-working lounge on Levels 48 and 49 | 490 of the 759 units are office suites outside the HDA |

Frequently Asked Questions
Where is Branniganz?
On Jalan Imbi in Bukit Bintang, Kuala Lumpur. Sungei Wang Plaza is about 130 m away, and the Bukit Bintang monorail station is about 220 m away and the MRT station about 280 m, both in a straight line.
What is the starting price of Branniganz?
From RM 803,500 (gross) for a 344 sq ft studio, or from about RM 2,163 per square foot. Ask for the current price list, as it changes with each release.
What sizes and layouts are available?
Four types from 344 to 678 sq ft. Types C and D are 344 sq ft studio office suites, Type A is a 495 sq ft 2-bedroom and Type B is a 678 sq ft 2-bedroom, 2-bathroom dual key. Units come furnished.
How many units are there?
759 units in one 50-storey tower. 490 are studio office suites and 269 are serviced suites, at about 19 units per floor.
Can a Branniganz unit be run as an Airbnb?
It is planned for it. The developer offers an optional package under which Mana Mana Hospitality, an Airbnb operator, manages the unit as a short-stay rental. Ask for the current package terms before booking.
Is Branniganz freehold or leasehold?
Leasehold, with about 94 years left at vacant possession, on a commercial title. It is developed by Lembaran Beruntung Sdn Bhd, a member of the EXSIM Group.
When will Branniganz be completed?
Expected in 2028, 52 months after the APDL is obtained.
What is the maintenance fee?
RM 1.21 per square foot, including the sinking fund. For 2 years from vacant possession, the developer will cover up to RM 0.40 psf of any shortfall in the maintenance account.
Does a unit come with a car park?
No. Units do not come with a car park. The building has 262 car park bays plus 6 OKU bays.
Is Branniganz worth buying?
I look at it as a short-stay (Airbnb) investment, not a home. It suits investors who want a furnished unit beside Sungei Wang in Bukit Bintang at a low entry price and who do not need a car park. Think twice if you want a home to live in, need a car park with the unit or compare on price per square foot, as it starts from about RM 2,163 psf with a monthly charge of RM 1.21 psf.
What do nearby units sell for?
At Tribeca, about 0.5 km away, 510 to 657 sq ft units were recorded at RM 850,000 to 1.35 million, about RM 1,520 to 2,050 psf. At Lucentia Residences, about 0.7 km away, 560 to 657 sq ft units sold for RM 1.00 to 1.10 million, about RM 1,600 to 1,790 psf. There is no like-for-like recorded sale for the 344 sq ft studios.
What do nearby units rent for?
For ordinary monthly lets, owners at Tribeca ask RM 3,000 to 3,200 for 510 sq ft and RM 3,500 to 4,800 for 657 to 660 sq ft, and at Lucentia Residences RM 3,900 to 4,500 for 654 to 664 sq ft. These are asking rents, not signed leases, so treat them as a ceiling and as the fallback if short-stay letting does not work out.
