Quick answer: who is CloutHaus for?
CloutHaus suits buyers who want a city-centre home facing the Petronas Twin Towers, with hotel services by Paradox Hotel Kuala Lumpur, from RM 1,548,800. It is less suited to families who need three large bedrooms on a tight budget: the largest layout is 1,216 sq ft and the entry units are 549 sq ft. My view
In one line: at about RM 2,900 psf, you are paying for a spot directly facing the Twin Towers and hotel-style services, not for floor space.
On price: size for size, it costs more than every recorded sale at the completed Star Residences nearby (Star Residences topped out at about RM 2,380 psf), and about the same as sales of the smaller Pavilion Suites units. If seeing the Twin Towers does not matter to you, the same budget buys a much larger home outside the Golden Triangle.
Living there: Suria and Cold Storage are about 240 m away on foot, and KLCC LRT station about 430 m, so you can manage without a car. Maintenance is RM 0.80 psf including the sinking fund, so a 1,000 sq ft unit pays about RM 800 a month (RM 0.80 × 1,000 sq ft), every month.
Who it suits, who it doesn't: three kinds of buyer. Foreign buyers who want a city-centre address (the price clears the RM 1 million minimum for foreigners); dual-key buyers who want to live in one side and let the other; and anyone who needs a city-centre base. It does not suit families who need three large bedrooms, as the biggest layout is 1,216 sq ft. It also does not suit anyone who wants to move in soon: completion is expected in 2029.
How long to hold: this is a long hold, not a quick resale. The 549 sq ft unit works as a city-centre base; for a couple living in, I would start with the 904 sq ft two-bedroom.
Check for yourself when viewing: whether the Twin Towers view from the exact unit you want matches the show unit; dual-key units come with only one set of wardrobe and one set of kitchen cabinets with appliances, so ask what the other side needs in furniture and fit-out and add that cost; ask how utilities and assessment are charged on commercial title.
- Suits: buyers who want a KL City Centre address facing the Twin Towers, owners who value hotel-style services (Paradox Hotel Kuala Lumpur), foreign buyers who need to clear the RM 1 million threshold with a city-centre asset.
- Think twice if: you need three large bedrooms for a family on a tight budget, or you dislike high monthly maintenance charges.

What do nearby homes actually sell and rent for?
The closest like-for-like reference is Star Residences, a completed tower about 600 m away with units from 624 to 1,356 sq ft, the same size range as CloutHaus. Pavilion Suites, a completed tower beside Pavilion KL about 1 km away, is a second reference. The Ritz-Carlton Residences had only three sales at similar sizes, so I show it as a reference only.

| Project | Unit | Asking rent per month |
|---|---|---|
| Star Residences | 625 sq ft | RM 3,900 |
| Star Residences | 710 to 722 sq ft | RM 4,100 to 4,500 |
| Star Residences | 815 sq ft | About RM 4,500 |

| Pavilion Suites | 1,254 sq ft, 2 bedrooms | RM 10,000 to 15,000 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
How I read it. Size for size, CloutHaus's launch price of about RM 2,900 psf sits above every recorded Star Residences sale, which topped out at about RM 2,380 psf, and above the three Ritz-Carlton Residences sales. It sits inside the range Pavilion Suites' smaller units actually sold for, and just under its 1,259 sq ft sales. Two things keep this from being a straight comparison: CloutHaus is a launch price for a building expected in 2029, while Star Residences and Pavilion Suites are finished buildings you can inspect and rent out today; and what the premium buys at CloutHaus is the position directly facing the Twin Towers and hotel services by Paradox Hotel Kuala Lumpur.
Which CloutHaus layout suits you?
There are 18 layouts. The ones that matter:
| Type | Size | Configuration | Who it suits (my view) |
|---|---|---|---|
| C / D / E / F | 549 sq ft | 1 bedroom; entry unit | One person, or a city base |
| K | 635 sq ft | 1 bedroom; larger 1-bedroom | One person who wants more room |
| N (dual key) | 893 sq ft | 1 bedroom, 2 bathrooms; two entrances | An owner who wants a second side with its own door |
| G / H | 904 sq ft | 2 bedrooms; garden-unit versions available | A couple living in |
| L / L1 | 980 to 990 sq ft | 2 bedrooms | A couple who wants a little more space |
| J / B / M (dual key) | 1,001 to 1,173 sq ft | 1 bedroom, 2 bathrooms | Parents and adult children who each want their own door |
| I | 1,119 sq ft | 3 bedrooms; garden-unit version available | A small family |
| A | 1,216 sq ft | 3 bedrooms; largest | A family; the largest layout |
What I would pick. The layout I chose to film is the dual-key unit: a shared foyer with a separate door to each side, and each side has its own kitchen area and bathroom. Note that dual-key units come with one set of wardrobe and one set of kitchen cabinets with appliances. It works well for parents, adult children or guests who need their own front door. For a couple living in, I would start at the 904 sq ft two-bedroom (Type G or H); I treat the 549 sq ft units as a city base rather than a full-time home.

Price per square foot against its neighbours
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| CloutHaus | RM 1,548,800 | about RM 2,900 | 549 to 1,216 sq ft | 615 | RM 0.80 psf | Expected 2029 |
| Orion Residence | RM 1,450,000 | about RM 2,707 to 3,750 | 491 to 1,329 sq ft | 298 | RM 1.32 psf | Completed 2026 |
| Pavilion Square | RM 1,319,000 | about RM 2,300 to 2,800 | 504 to 1,272 sq ft | 960 | RM 0.90 psf | Expected 2029 |
| Core Residence @ TRX | RM 1,500,000 | from about RM 2,171 | 622 to 1,572 sq ft | 580 | RM 0.85 psf | Completed 2024 |
All four start between about RM 1.32 million and RM 1.55 million. Per square foot, CloutHaus is above Pavilion Square and Core Residence and within Orion's range; Core Residence and Orion are already completed, while CloutHaus and Pavilion Square are both expected in 2029.
Facilities
Three facility levels: Level 33 (play areas, reading and family lounges, sky lounge, sky bar, karaoke), Level 33A (gym and reformer studio, yoga and pilates, games and dining lounge, mahjong room, golf simulator, music room) and the Level 64 rooftop (sky pool, sky jacuzzi, leisure pool, sauna and steam, sky dining rooms, BBQ, Clout Bar and DJ deck). Hotel services are by Paradox Hotel Kuala Lumpur.
Pros and cons (my view)
| Pros | Cons |
|---|---|
| On one of the last plots facing the Twin Towers | Maintenance fee of RM 0.80 psf is on the high side |
| Hotel services by Paradox Hotel Kuala Lumpur | Small entry units (549 sq ft) |
| Three levels of facilities including a Level 64 rooftop sky pool | Commercial title: confirm utility tariffs and assessment rates with the developer |
| 9 + 1 lifts for 9 to 13 units per floor | Completion expected in 2029, so a long wait |
