Quick verdict: who should buy Pavilion Square?
My view. What you buy at Pavilion Square is the Pavilion name and the bridge. The tower stands behind the Royale Chulan hotel, between KLCC, TRX and KL Tower, and a private air-conditioned link bridge takes you into Pavilion KL in a few minutes; the Bukit Bintang MRT is about six minutes on foot. Pavilion Group has completed every project it has launched, which matters to me when a building is this large. Two things stood out when I filmed the show units: every home is delivered fully fitted, with marble floors, branded appliances and furniture, and the larger layouts have a balcony, which many Kuala Lumpur city-centre projects do not offer. North-facing units look towards the Twin Towers and south-facing units over Bukit Bintang. The trade-offs are leasehold tenure and 960 units in one tower; if freehold is a must, compare it with CloutHaus or Orion.
- Suits: buyers who want direct mall access and the Pavilion brand; owners who want a wide choice from studio to 3 bedrooms.
- Think twice if: freehold is a must, or you prefer a low-density building.

Where is Pavilion Square, and what is nearby?
On Jalan Raja Chulan in the Golden Triangle. The link bridge goes to Pavilion Kuala Lumpur; The Starhill, Fahrenheit88 and Lot 10 follow from there. Bukit Bintang MRT, Conlay MRT and the Raja Chulan and Bukit Bintang monorail stations serve the area, and the covered Bukit Bintang to KLCC walkway leads to Suria KLCC. Prince Court Medical Centre and Tung Shin Hospital are the nearest hospitals.

What I would pick. The 1,272 sq ft two-plus-one (Type C4) is the unit I filmed and the one I would choose for a family: a dining area that seats eight to ten, a study large enough to become a third bedroom, a walk-in wardrobe and a bathtub in the master suite. For one person or a couple, the 1 + 1 (Type B) is the sensible middle, with the extra room as a study; Type D is the only true three-bedroom. The 504 sq ft studio comes with a fitted kitchen and a concealed fridge and works as a city base.
Facilities
Level 12 has the club lounge, reading room, KTV, business centre, kids' room, BBQ plaza and courtyard garden. Level 63A is a 15,000 sq ft sky wellness zone with gym, outdoor gym, steam and sauna, which the developer describes as the highest and largest sky sports zone in KL city centre. Level 67 holds the 118-metre rooftop infinity pool, described as the highest and longest in the city centre, plus kids', wading and jacuzzi pools. Level 66 is a sky garden.
