My view. Golden Crown's case is the tunnel. From the basement you walk underground into the TRX MRT interchange, which is two lines in one station, and into The Exchange TRX mall, which is 50 m away. In a city where the last 200 m in the rain decides how often you actually use the train, that matters more than most buyers expect. It sits inside Menara Golden Eagle, a mixed development that also holds a hotel and offices, and it is the only launch in this comparison that completes this year, so you are not buying a plan on paper. The price reflects all of that, at about RM 2,051 psf, and the tenure is leasehold, which is the usual trade in this pocket of the city.
- Suits: buyers who work at TRX or in the Golden Triangle and want a covered walk to the MRT; people who want a completed building rather than a four-year wait; buyers who want a 2 + 1 or 3-bedroom home in the city centre.
- Think twice if: you want freehold, or a residential-only building rather than one sharing an address with a hotel and offices.
