Quick verdict: who should buy Core Residence @ TRX?
My view. Core Residence is the option in this comparison that you can walk through today. It is finished, freehold, and inside Tun Razak Exchange itself, which means the MRT interchange, the 10-acre central park and The Exchange mall are part of the estate rather than things nearby. It also carries double green certification, GBI and LEED, which very few residential buildings in the city hold. Most of the stock is in Towers 1 and 2, which are compact one and two-bedroom homes; Tower 3 is the smaller, more expensive tower with the large layouts. Decide which of those two products you are buying before you look at a price list, because they are almost different projects sharing an address.
- Suits: buyers who want a freehold TRX address and want to move in now; people who work in the financial district; foreign buyers who need to clear the RM 1 million threshold with a completed asset.
- Think twice if: you want a launch-stage payment schedule, or a purely residential building without offices and a hotel in the neighbourhood.

How does Core Residence compare with its neighbours?
| Project | Tenure | From | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| Core Residence @ TRX | Freehold | RM 1,442,207 | 622 to 1,572 sq ft | 700 | RM 0.85 psf | Completed |
| Golden Crown | Leasehold | RM 1,280,000 | 624 to 1,238 sq ft | 490 | RM 0.80 psf | 2026 |
| Centrix The Station | Leasehold | RM 907,800 | 571 to 1,187 sq ft | 857 | RM 0.44 psf | 2028 |
| CloutHaus | Freehold | RM 1,548,800 | 549 to 1,216 sq ft | 615 | RM 0.80 psf | 2029 |
| Orion Residence | Freehold | RM 1,580,000 | 491 to 1,329 sq ft | 298 | RM 1.32 psf | Completed |
| Pavilion Square | Leasehold | RM 1,700,000 | 504 to 1,272 sq ft | 960 | RM 0.90 psf | 2029 |
Core and Orion are the two completed freeholds in this group. Orion is the boutique one at 298 units with hotel-style services and a much higher monthly charge; Core is the larger estate with the bigger top-end layouts and a lower fee. Against Golden Crown next door, Core is freehold and ready, and Golden Crown is leasehold with a lower entry price.
Which Core Residence layout is best?
Towers 1 and 2 hold the compact stock:
| Type | Size | Configuration |
|---|---|---|
| A1 | 624 sq ft | 1 bedroom, 1 bathroom |
| A2 | 688 sq ft | 1 + 1 bedrooms, 1 bathroom |
| B1 | 817 sq ft | 2 bedrooms, 2 bathrooms |
| B2 / B2a | 839 sq ft | 2 bedrooms, 2 bathrooms |
| B3 | 925 sq ft | 2 + 1 bedrooms, 2 bathrooms |
| B4 | 1,011 sq ft | 2 bedrooms, 2 bathrooms |
| C1 | 1,022 sq ft | 3 bedrooms, 2 bathrooms |
Tower 3 holds the 120 larger homes, running from about 1,029 sq ft up to 1,572 sq ft, priced from around RM 2.01 million to RM 4.66 million.
What I would pick. In Towers 1 and 2, B3 at 925 sq ft is the layout I would choose for own stay: two bedrooms plus a utility room, two bathrooms, and still under the psychological line where TRX pricing gets steep. A1 at 624 sq ft is the entry ticket and the most liquid unit in the building. If you need a family home rather than a city base, go straight to Tower 3 and compare its larger layouts against CloutHaus and Orion, because at that budget those become the real alternatives.
Facilities
Level 7 is the family and community deck: function hall, reading room, indoor playground, outdoor lounge, a recreational park and a childcare centre. Level 50 is the sky deck: sky pool, wading pool, pool deck and sky gym. There is also a sky bar on the hotel rooftop within the development. Beyond the building, residents have the 10-acre TRX Central Park and The Exchange Mall on the same estate.
Pros and cons
| Pros | Cons |
|---|---|
| Freehold and completed: you can inspect the actual unit | About RM 2,171 psf, the highest entry per square foot of the group compared above |
| Direct connectivity to the TRX MRT interchange | Commercial title: confirm utility tariffs and assessment rates |
| GBI and LEED dual green certification | Towers 1 and 2 are mostly compact one and two-bedroom units |
| 10-acre central park and the mall on the same estate | 700 units across three towers, sharing an estate with offices and a hotel |
