Quick verdict: who should buy Orion Residence?
My view. Orion is the most boutique launch I have walked in Bukit Bintang: only 298 homes in a 46-storey tower, about three minutes on foot to Pavilion KL and eight to TRX, with the JW Marriott, Ritz-Carlton and Westin as neighbours. It is built around hotel-style living. There is a Rolls-Royce car service, a private vault for residents, a bespoke jeweller and an outdoor glass observation lift that I have not seen anywhere else in the region. Units are handed over move-in ready; in the show units I filmed, the marble floors, Gaggenau and Bosch appliances, furniture, curtains and lighting are all part of the package. You pay for all this in the monthly fee, so it suits a buyer who wants a finished, serviced freehold home in the shopping district, not one looking for the lowest running cost.
- Suits: buyers who want a ready, furnished freehold unit within walking distance of Pavilion KL and the Bukit Bintang MRT; owners who value low unit count and privacy.
- Think twice if: the RM 1.32 psf monthly charge is a concern, or you want large family layouts.

Where is Orion Residence, and what is within walking distance?
Orion sits on Jalan Gading, just off Jalan Bukit Bintang. The Starhill, Pavilion KL and Lot 10 are the nearest malls, and the Bukit Bintang MRT and monorail stations are close by. Suria KLCC is about 2.9 km away, Prince Court Medical Centre 1.2 km, and TRX is the next district over.
How does Orion compare with its neighbours?
| Project | Tenure | From | Built-up | Units | Monthly fee |
|---|---|---|---|---|---|
| Orion Residence | Freehold | RM 1.58 million | 491 to 1,329 sq ft | 298 | RM 1.32 psf |
| CloutHaus | Freehold | RM 1.5 million | 549 to 1,216 sq ft | 615 | RM 0.80 psf |
| Pavilion Square | Leasehold | RM 1.7 million | 504 to 1,272 sq ft | 960 | RM 0.90 psf |
| Core Residence @ TRX | Freehold | RM 1.5 million | 622 to 1,572 sq ft | 700 | ask |
Orion has the fewest units by a wide margin, and the highest monthly fee. That is the trade: a quieter building with more service, at a higher running cost.
Which Orion layout is best?
| Type | Size | Configuration |
|---|---|---|
| A1 to A4 | 491 to 497 sq ft | Studio |
| A4-T | 588 sq ft | Studio with terrace |
| B1 to B4 | 680 to 746 sq ft | 2 bedrooms, 2 bathrooms |
| C1 to C5 | 838 to 992 sq ft | 2 bedrooms, 2 bathrooms |
| C3-T / C4-T / C5-T | 1,077 to 1,186 sq ft | 2 bedrooms with terrace |
| D1 to D4 | 1,180 to 1,329 sq ft | 3 bedrooms, 3 bathrooms, dual key |
What I would pick. The 992 sq ft two-bedroom, two-bathroom C-series unit is the one I would live in: natural marble in the living areas, timber floors in the bedrooms, a bathtub in the master bathroom and nothing left to renovate. The largest layout is the 1,329 sq ft dual-key (two bedrooms plus a studio with its own entrance, kitchenette and bathroom), which suits a family that wants a separate suite for parents or grown-up children. If that is still not enough space, you can buy two adjoining units and join them into one home.
Services and facilities
Five themed facility zones (The Galactic, The Aquarius, The Cosmos, The Aurora, The Constellation), a rooftop sky lounge, Moon Bar and dining with city views. Two unusual features: an automated concierge parking system, and a private security vault service managed by a Swiss security firm.
Pros and cons
| Pros | Cons |
|---|---|
| Freehold in Bukit Bintang, a short walk from Pavilion KL and the MRT | Highest monthly fee of its peers at RM 1.32 psf |
| Only 298 units on the plot | Small site (0.56 acres), so limited ground-level landscape |
| Fully furnished with premium brands | Studios under 500 sq ft are compact |
| Terrace and dual-key options | Bukit Bintang traffic at peak hours |
