Quick answer: who is SWNK HOUZE for?
SWNK HOUZE suits buyers who want a smaller serviced residence inside Bukit Bintang City Centre, linked by pedestrian bridges to the Hang Tuah transit hub and LaLaport, from RM 705,000, with homes from a 463 sq ft studio. It is less suited to buyers who want a large facilities deck, or a family that needs three bedrooms in a standard layout: the only three-bedroom units are two dual-key types on Level 3.
My view
What you buy at SWNK HOUZE is being inside BBCC. The tower is billed as the closest residential tower to the BBCC transit hub, where Hang Tuah monorail and LRT meet Merdeka MRT, and pedestrian bridges carry on to LaLaport and from there to Berjaya Times Square. At 441 units, with 16 on a typical floor, it is a smaller building than most new towers in this part of the city. The starting price of about RM 1,300 per square foot sits below what Lucentia Residences, the completed tower in the same development, has recorded. The trade-offs: the facilities are on one podium deck on Level 3, the car park bays per unit follow the sales chart rather than a fixed rule, and completion is expected in 2026, so ask for the latest handover status before you commit.
- Suits: buyers who want direct rail and mall access from a smaller tower; a first city investment in the studio to two-bedroom sizes; an owner who wants a dual key to live in one part and let the other.
- Think twice if: you want resort-style facilities over several floors, or a standard three-bedroom layout.

Who is the developer?
SWNK HOUZE is developed by BBCC Development Sdn Bhd, a joint venture of UDA Holdings Berhad, EcoWorld and the Employees Provident Fund (EPF), with EcoWorld acting as development manager for BBCC. UDA has been shaping and urbanising Kuala Lumpur and other Malaysian cities for more than four decades; its townships include Subang Jaya, Bandar Tun Hussein Onn, Taman Tun Dr Ismail, Bandar Baru UDA in Johor Bahru and Bandar Baru Bertam in Penang. EcoWorld Malaysia is a listed property developer with 20 projects in the Klang Valley, Iskandar Malaysia and Penang, and through EcoWorld International the brand has also extended into the United Kingdom and Australia. EPF is Malaysia's retirement savings fund, with more than 14 million members, and has invested in property since 2003.
Within BBCC, the same developer completed Lucentia Residences, a 668-unit serviced-residence tower. The development also includes The Stride strata office tower and the Mitsui Shopping Park LaLaport mall, a joint venture with Mitsui Fudosan.

Pedestrian link bridges run from the tower to the BBCC transit hub, which joins Hang Tuah monorail and LRT with Merdeka MRT, and on to LaLaport, with further bridges from the mall to Berjaya Times Square and towards Pudu. The BBCC entertainment hub, with Zepp Kuala Lumpur, Malaysia Grand Bazaar and a 12-screen GSC cinema, is a few minutes' walk. Berjaya Times Square, Pavilion Kuala Lumpur, Sungei Wang Plaza and Plaza Low Yat are in the same shopping belt, and St. John's International School and Taylor's International School are among the international schools nearby.
What do nearby homes actually sell and rent for?
The closest like-for-like reference is Lucentia Residences, the completed serviced-residence tower in the same BBCC development, about 200 m away, with units of 560 to 872 sq ft. Dorsett Residences Bukit Bintang, a completed serviced-residence tower on Jalan Imbi about 1.3 km away, is a second reference for units of 657 to 829 sq ft.
Recorded sale prices, 2024 to 2026
| Project | Unit size | Sales | Price | Price per sq ft |
|---|---|---|---|---|
| SWNK HOUZE (launch, expected 2026) | 463 to 1,238 sq ft | New launch | RM 705,000 to 1,461,000 | From about RM 1,300 |
| Lucentia Residences (completed) | 560 to 872 sq ft | 6 | RM 1.00 to 1.45 million | About RM 1,600 to 1,790 |
| Dorsett Residences Bukit Bintang (completed) | 657 to 829 sq ft | 19 | RM 1.16 to 1.39 million | About RM 1,630 to 1,830 |
There is no like-for-like for the 463 sq ft studio or the 1,227 to 1,238 sq ft dual-key units.
Some recent sales in newly completed buildings are the developer's own first sales being registered, not resales.
Asking rents, September 2026
| Project | Unit | Asking rent per month |
|---|---|---|
| Lucentia Residences | 445 to 454 sq ft | RM 3,299 to 3,400 |
| Lucentia Residences | 654 to 664 sq ft | RM 3,900 to 4,500 |
| Lucentia Residences | 859 to 882 sq ft | RM 5,300 to 7,550 |
| Dorsett Residences Bukit Bintang | 652 sq ft | RM 4,000 to 5,000 |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
How I read it. SWNK HOUZE's price list starts at about RM 1,300 per square foot, below what Lucentia Residences in the same development (about RM 1,600 to 1,790) and Dorsett Residences (about RM 1,630 to 1,830) recorded from 2024 to 2026. Lucentia's six sales are a thin record, so treat them as a first read rather than a settled resale price, and compare the exact unit you are quoted rather than the headline figure. SWNK HOUZE is a launch price for a building expected in 2026, while the other two are finished buildings you can inspect today. SWNK HOUZE is handed over partly furnished; resale units come in whatever condition the owner left them. For rent, Lucentia's 445 to 454 sq ft units, the nearest size to SWNK HOUZE's 463 sq ft studio, are listed at about RM 3,299 to 3,400 a month.
Which SWNK HOUZE layout suits you?
| Type | Size | Configuration | Who it suits (my view) |
|---|---|---|---|
| A (A1 to A3) | 463 sq ft | Studio, 1 bathroom | One person, or a city base |
| B (B1) | 549 sq ft | 1 bedroom, 1 bathroom | One person who wants a separate bedroom |
| C (C1, C2) | 657 sq ft | 1 + 1 bedrooms (the + 1 is a study), 1 bathroom | A single owner or couple who works from home |
| G (G1, G2), Level 3 | 667 sq ft plus a 118 sq ft garden area | Studio loft, 1 bathroom | One person who wants outdoor space |
| D (D1, D2) | 818 sq ft | 2 bedrooms, 2 bathrooms | A couple or two sharers |
| E (E1, E2) | 861 sq ft | 2 bedrooms, 2 bathrooms, dual key | An owner who wants to live in one part and let the other |
| H (H1), Level 3 | 1,227 sq ft plus a 409 sq ft garden area | 3 bedrooms, 3 bathrooms, dual key | A family with an adult child or parents living in |
| F (F1), Level 3 | 1,238 sq ft plus a 301 sq ft garden area | 3 bedrooms, 3 bathrooms, dual key | A family with an adult child or parents living in |
What I would pick. Type D at 818 sq ft is the layout I would start with: two bedrooms and two bathrooms, one of the two show-unit types, and a sensible size for a couple or sharers. For one person, the 657 sq ft Type C gives a study on top of the bedroom and is the other show unit. The dual-key Type E at 861 sq ft has a separate entrance and pantry for the second part, so one side can be let. The three Level 3 types (G, H and F) come with a garden area, but Level 3 has only 10 units in total.
What does it cost to hold each month?
The maintenance fee is RM 0.60 per sq ft a month, so:
| Type | Size | Maintenance fee per month |
|---|---|---|
| A (studio) | 463 sq ft | About RM 278 |
| B (1 bedroom) | 549 sq ft | About RM 329 |
| C (1 + 1) | 657 sq ft | About RM 394 |
| D (2 bedrooms) | 818 sq ft | About RM 491 |
| E (dual key) | 861 sq ft | About RM 517 |
| F (dual key, 3 bedrooms) | 1,238 sq ft | About RM 743 |
On a 1,000 sq ft unit that is about RM 600 a month, the same as Lucentia Residences, against about RM 726 at Times Square 2 including its sinking fund and about RM 1,210 at Branniganz. Quit rent and assessment tax come on top; ask whether the sinking fund is included in the RM 0.60.
Price per square foot against its neighbours
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| SWNK HOUZE | RM 705,000 | from about RM 1,300 | 463 to 1,238 sq ft | 441 | RM 0.60 psf | Expected 2026 |
| Times Square 2 | RM 688,000 | from about RM 1,410 | 488 to 1,356 sq ft | 629 | RM 0.66 psf + 10% sinking fund | Expected October 2027 |
| Lucentia Residences | RM 782,000 | about RM 1,800 | 454 to 882 sq ft | 668 | RM 0.60 psf | Completed 2021 |
| Branniganz | RM 803,500 | about RM 2,163 | 344 to 678 sq ft | 759 | RM 1.21 psf | Expected 2028 |
SWNK HOUZE has the lowest starting price per square foot of the four and the fewest units. Times Square 2, about 340 m away on Jalan Imbi, starts slightly lower in ringgit, goes up to a larger three-bedroom and is expected later. Lucentia, in the same development, is already completed, so you can inspect the finished building.
Facilities
The facilities are on the Level 3 podium deck: a swimming pool with a pool deck and outdoor shower, a BBQ area, a chillout lounge, a gymnasium with tall glass doors opening to an open-air exercise spot, a multipurpose hall, a herb garden, and toilets and changing areas. The ground-floor lobby is laid out as a lounge with seating areas and a small workspace.
Pros and cons (my view)
| Pros | Cons |
|---|---|
| Pedestrian bridges to the BBCC transit hub (three rail lines) and LaLaport | Facilities on one podium deck only |
| Starting price per sq ft below recorded sales at Lucentia in the same development | Car park bays per unit follow the sales chart |
| 441 units, 16 on a typical floor | Only two three-bedroom types, both dual key on Level 3 |
| Studio to dual key, all partly furnished | Completion expected 2026; check the handover status |
