My view
The Vividz sits on the southern edge of Bukit Jalil, inside KL Wellness City, rather than beside Pavilion Bukit Jalil. That shapes most of what you get. The entry price, RM 446,400, is below most of the new projects around it, the towers face the Ayer Hitam Forest Reserve, MRANTI Park and Bandar Kinrara as well as Taman OUG and the city, and the neighbour you would be buying next to is a hospital city rather than a mall. KL International Hospital there is targeted to open in the second half of 2026. The trade-off is transport: Pavilion Bukit Jalil is about 1.4 km away, Alam Sutera LRT about 2 km, and the shuttle to Awan Besar LRT is still only proposed. Half the homes are the 915 sq ft three-bedroom, and that is also the lowest price per square foot on the list. The detail I would point a buyer to is the stacking plan: the typical floors have about 13 units, but Levels 47 to 50 have 9, and the top floors, Levels 51 to 56, have only 5 three-bedroom units per tower. The units also carry a few elderly-friendly details, including a ramp at the main entrance, a wider bathroom and a seating ledge in the shower.

How I read it. The Vividz's 915 sq ft three-bedroom is listed at about RM 841 to 876 per square foot, below what The Park 2's 936 sq ft units recorded (about RM 890 to 1,130). For rent, The Park 2's 933 sq ft units, the nearest size to the 915 sq ft three-bedroom, are listed at about RM 3,800 to 5,000 a month. The 689 sq ft two-bedroom, at about RM 934 to 968, sits inside the range of both references. Three things keep this from being a straight comparison: The Park 2 and SkyLuxe are finished buildings you can inspect today, while The Vividz is a launch price for a building expected in 2029; both are freehold, while The Vividz is leasehold; and both sit closer to Pavilion Bukit Jalil.

The 915 sq ft Type C is the one I would look at first: three bedrooms, two car parks and the lowest price per square foot of the three sizes, and it is the only type on the top floors. Choose between C1 with a balcony and C2 without based on how you use the space. For one person, the 484 sq ft Type A is the entry point. The 689 sq ft Type B is the middle option, but it comes with a single tandem car park rather than two separate bays.
