What nearby homes sell and rent for

  • Around Park Green: The Park 2 @ Pavilion Bukit Jalil, completed in 2021, sold 11 units of 1,518 to 1,572 sq ft for RM 1.49 to 1.84 million (about RM 950 to 1,170 psf); The Park Sky Residence, completed in 2019, sold 4 units of 1,572 sq ft for RM 1.55 to 1.65 million (about RM 990 to 1,050 psf). Asking rents: RM 6,800 to 11,000 a month (mostly RM 6,800 to 8,500) for 1,570 sq ft at The Park 2, and RM 5,500 to 5,800 for 1,565 sq ft at The Park Sky Residence.
  • Around The Queenswoodz: The Rosewoodz, completed in 2024, units of 775 to 947 sq ft sold for RM 580,000 to 755,000 (about RM 750 to 810 psf); The Park 2's 936 sq ft three-bedrooms for RM 830,000 to 1.06 million (about RM 890 to 1,130 psf); Twin Arkz, completed in 2015, units of 1,033 to 1,259 sq ft for RM 638,000 to 1.00 million (about RM 570 to 790 psf). Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.

My view: who should pick which

Park Green sells two things: the bridge and the view. If you will use Pavilion Bukit Jalil every week and want the 80-acre park in front of you, the higher price per square foot buys something you cannot get at The Queenswoodz, along with a quieter floor plate of six or seven units per floor. The Queenswoodz is the better fit if you are counting rooms rather than square feet: it gets four bedrooms or a dual key into 1,410 sq ft, starts from RM 723,300 against RM 1,209,100, and puts the LRT within a walk. Both are commercial titles, so confirm utility tariffs either way.

Pick Park Green if…

  • you want a large home, from 1,201 to 1,905 sq ft
  • you want to walk into Pavilion Bukit Jalil by the pedestrian bridge
  • you value the outlook over Bukit Jalil Recreational Park
  • you prefer 6 or 7 units per floor, with 4 lifts per tower

Pick The Queenswoodz if…

  • your budget starts below RM 1.2 million, from RM 723,300
  • you want Awan Besar LRT about 900 m away
  • you need four bedrooms or a dual key within 1,410 sq ft
  • a unit of 807 or 936 sq ft is enough
