Quick verdict: who should buy Park Green?

My view. Park Green sells two things, and I said the same in my walkthrough video: the bridge and the view. The bridge runs from Level 2 of the building into Level 5 of Pavilion Bukit Jalil, which is where the cinemas and restaurants are, so the mall is genuinely part of daily life rather than a drive away. The view is the 80-acre Bukit Jalil Recreational Park, and in a township this built up, an outlook that cannot be blocked is worth paying for. This is Malton's third and final phase here, after Phase 1's four blocks and Phase 2's two, and it is the smallest and most expensive of the three. Everything in it is a large home: nothing below 1,201 sq ft, all of it freehold. Note that the stacks facing the park are priced above those facing the mall, so decide which you are buying before you compare price lists.

  • Suits: buyers who want a large freehold home with mall access on foot; families who value an unblockable park view; people who want the address inside Pavilion Bukit Jalil.
  • Think twice if: your budget stops below RM 1.2 million, or you want to walk to an LRT station.

Where is Park Green, and what is nearby?

Inside the Pavilion Bukit Jalil township, on Persiaran Jalil Utama. Pavilion Bukit Jalil is 50 m away and connected by the bridge. The Bukit Jalil Highway runs past the site: west towards Puchong and Kinrara and on to Subang, and the NPE towards Cheras, north into the city and south towards Seremban. OUG, Old Klang Road and Mid Valley are all on that corridor.

Public transport is a drive rather than a walk: LRT Awan Besar is about 2 km, Alam Sutera 2.2 km, Muhibbah 2.7 km and Sri Petaling 3.8 km, with Terminal Bersepadu Selatan about 8 km away. Technology Park Malaysia is next door, and KL Wellness City, billed as Southeast Asia's largest medical city, is being built in the same pocket. Other retail: The Food Merchant OUG (2.4 km), Pearl Point (4.8 km), Giant Kinrara (5 km), IOI Mall Puchong, Sunway Pyramid and Mid Valley (all about 10 km).

Park Green is the most expensive per square foot of the six, at about RM 1,007 against Ayanna's RM 639 for comparable sizes. What the premium buys is the address inside the Pavilion township and the bridge into the mall. If the mall connection is not the point for you, Ayanna gives more floor area for less money, and OAKA gives a lower unit count.

What I would pick. The three-bedroom I filmed is the one most buyers will settle on. Three bedrooms in 1,200 to 1,500 sq ft means every room is wide rather than squeezed: the living area runs about 16 feet across, the balcony is about 16 feet wide and 4 feet deep, and the second bedroom is nearly the size of the master. There is a wet and a dry kitchen, with the cabinets, hood, hob and fridge included and the dry kitchen left open for you to fit out. The master bathroom has a large separate shower area with a rain shower. The third room works as a study, and its bathroom is positioned so guests can use it as a powder room. Type E at 1,905 sq ft is the one to look at if you need a genuine fourth bedroom.

Facilities

Two levels. Level 11, above the car park, holds the infinity pool, wading pool, jacuzzi, BBQ terrace, social garden, outdoor lounge and children's play area, plus the gym, yoga room, games room, multipurpose hall, coworking lounge, steam room and changing rooms, the management office and space for a kindergarten. Level 47, the rooftop, has an outdoor yoga deck, sky lounge, sky terrace seating and a private lounge with executive dining. At ground level: concierge, waiting lounge, food delivery zone, parcel and mail rooms, and EV charging.
