Quick answer: Lucentia Residences or SWNK HOUZE?
Choose Lucentia Residences if you want a building that is already completed (2021), with its own recorded sales to price against, about 100,000 sq ft of facilities over four levels and one car park per unit. Choose SWNK HOUZE if you want the lower price per square foot (from about RM 1,300), Hang Tuah LRT station about 40 m away and a smaller tower of 441 units, with completion expected in 2026.

Location: how they differ
Both towers are inside Bukit Bintang City Centre, about 0.2 km apart in a straight line, so they share LaLaport, the transit hub where the Hang Tuah monorail and LRT meet Merdeka MRT, and the BBCC entertainment hub. The difference is which end of the development you are on. SWNK HOUZE sits at the stations: Hang Tuah LRT is about 40 m away and the monorail about 100 m. Lucentia sits nearer the mall: LaLaport is about 110 m away, against about 160 m from SWNK HOUZE, and Berjaya Times Square is about 300 m.

Prices: Lucentia's developer price list runs from RM 782,000 to RM 2,178,000; SWNK HOUZE is RM 705,000 to RM 1,461,000. At Lucentia, four recorded sales of the 657 sq ft 1 + 1 size were RM 1.05 to 1.10 million. Level 3 at SWNK HOUZE has only 10 units in total.
Price per square foot and monthly cost
SWNK HOUZE's price list starts at about RM 1,300 per square foot, below Lucentia's developer figure of about RM 1,800 and below Lucentia's own recorded sales of about RM 1,600 to 1,790. One is a launch price for a building expected in 2026; the other is a finished building. The maintenance fee is the same at both, RM 0.60 psf; ask whether the sinking fund is included. Maintenance fee only:
| Comparable unit | Lucentia Residences | SWNK HOUZE |
|---|---|---|
| Studio | A, 454 sq ft: about RM 272 a month | A, 463 sq ft: about RM 278 a month |
| 1 + 1 bedrooms | C, 654 sq ft: about RM 392 a month | C, 657 sq ft: about RM 394 a month |

| Dual key | E, 882 sq ft: about RM 529 a month | E, 861 sq ft: about RM 517 a month |
Car parks: Lucentia gives one per unit, one to two for Type D and two for the dual-key units. At SWNK HOUZE the number per unit follows the sales chart rather than a fixed rule.
What nearby homes sell and rent for
Lucentia is the reference for both. From 2024 to 2026, six recorded sales at Lucentia of 560 to 872 sq ft were RM 1.00 to 1.45 million, about RM 1,600 to 1,790 psf. Six sales is a thin record. Outside BBCC, Dorsett Residences Bukit Bintang recorded RM 1.16 to 1.39 million for 657 to 829 sq ft, about RM 1,630 to 1,830 psf, and Tribeca RM 850,000 to 1.35 million for 510 to 657 sq ft, about RM 1,520 to 2,050 psf. There is no like-for-like for the studios or for SWNK HOUZE's 1,227 to 1,238 sq ft dual-key units.
| Asking rents | Unit | Per month |
|---|---|---|
| Lucentia Residences | 445 to 454 sq ft | RM 3,299 to 3,400 |
| Lucentia Residences | 654 to 664 sq ft | RM 3,900 to 4,500 |
| Lucentia Residences | 859 to 882 sq ft | RM 5,300 to 7,550 |
| Dorsett Residences Bukit Bintang | 652 sq ft | RM 4,000 to 5,000 |
| Tribeca | 510 sq ft | RM 3,000 to 3,200 |
| Tribeca | 657 to 660 sq ft | RM 3,500 to 4,800 (mostly RM 4,000) |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
My view: who should pick which
Same developer, same development, same fee and nearly the same floor plans, so this choice is simpler than most. Lucentia is the finished one: you can walk the building, the facilities are spread over four levels with a 50 m lap pool and a Level 35 infinity pool, every unit has a car park, and there is a resale record, thin as it is, to price against. SWNK HOUZE is the cheaper one per square foot and the one at the station, in a smaller tower of 441 units. What you give up is the facilities, which sit on one podium deck, a fixed car park rule, and certainty on timing, so ask for the latest handover status. Resale units at Lucentia come in whatever condition the owner left them; SWNK HOUZE is handed over partly furnished.
Pick Lucentia Residences if…
- you want to inspect a finished building before buying;
- you want recorded sales and asking rents in the same building to price against;
- you want a 50 m lap pool, a Level 35 infinity pool and facilities over four levels;
- you want one car park with the unit, or two with a dual key.
Pick SWNK HOUZE if…
- you want the lower price per square foot, from about RM 1,300;
- you want Hang Tuah LRT station about 40 m away;
- you prefer a smaller tower of 441 units;
- you want a dual-key three-bedroom with a garden area, on Level 3.

Frequently Asked Questions
Which is cheaper per square foot, Lucentia Residences or SWNK HOUZE?
SWNK HOUZE, from about RM 1,300 per square foot. Lucentia's developer price list is about RM 1,800 per square foot, and its own recorded sales from 2024 to 2026 were about RM 1,600 to 1,790. SWNK HOUZE also starts lower in ringgit, from RM 705,000 against RM 782,000.
Which is closer to the LRT?
SWNK HOUZE. Hang Tuah LRT station is about 40 m away in a straight line and the Hang Tuah monorail station about 100 m, with pedestrian link bridges to the BBCC transit hub. Lucentia is about 210 m from the Hang Tuah monorail station and about 250 m from Hang Tuah LRT.
Which has bigger units?
SWNK HOUZE, up to 1,238 sq ft, though its only units above 861 sq ft are two dual-key three-bedroom types on Level 3. Lucentia's largest unit is an 882 sq ft dual-key two-bedroom. From studio to two bedrooms the two have almost the same sizes.
Which completes first?
Lucentia Residences is already completed (2021), so you can view the finished building. SWNK HOUZE is expected in 2026; ask for the latest handover status.
Is Lucentia Residences or SWNK HOUZE better for renting out?
Lucentia is completed and has asking rents of its own. Units of 445 to 454 sq ft are listed at RM 3,299 to 3,400 a month, 654 to 664 sq ft at RM 3,900 to 4,500 and 859 to 882 sq ft at RM 5,300 to 7,550. SWNK HOUZE has none yet; Lucentia's figures are its closest reference because the sizes match. Asking rents are a ceiling, not signed leases.
How far apart are Lucentia Residences and SWNK HOUZE?
About 0.2 km apart in a straight line. Both are inside Bukit Bintang City Centre (BBCC) on Jalan Hang Tuah.
Which has the lower monthly maintenance fee?
They are the same, RM 0.60 per square foot a month, about RM 600 on 1,000 sq ft. Ask at both whether the sinking fund is included in the RM 0.60.
Should I pick Lucentia Residences or SWNK HOUZE?
Pick Lucentia Residences if you want a completed building you can inspect, its own recorded sales to price against, about 100,000 sq ft of facilities over four levels and one car park per unit. Pick SWNK HOUZE if you want the lower price per square foot, the tower closest to the BBCC transit hub, a smaller building of 441 units, or a dual-key three-bedroom.
