It is less suited to buyers who want to walk to a train or who only need one or two bedrooms: Sri Petaling LRT is about 2.1 km away by road, and there are no small units.
My view
The main reason to look at The Maple Residences is that it is done. It was completed in 2025, so the facilities, the lobbies and the views are there to inspect rather than imagine, and the first resales are already on record. The plan is family-first: three bedrooms is the smallest you can buy, each floor is split into two zones of four or five units, and Tower C has 8 lifts for 8 units on a typical floor. The facility areas cover about 3.3 acres on the ground floor and Level 7, with a 50 m infinity pool. The trade-off is the train: the nearest LRT stations are 2 km or more away by road, so most residents will drive, using KESAS, MEX or the Bukit Jalil Highway.
- Suits: families who need three or four bedrooms; buyers who want a completed building they can inspect; multi-generation households (the dual-key Type D1).
- Think twice if: you want to walk to an LRT station, or you only need a one- or two-bedroom unit.

Who is the developer?
The Maple Residences is developed by WCT OUG Development Sdn Bhd, a member of the WCT group, whose holding company is WCT Holdings Berhad. WCT has over 40 years of experience. Its construction arm is a CIDB G7 contractor with a track record that includes three Formula 1 circuits, and its property arm has delivered about 18,000 residential and commercial units, including the Bandar Bukit Tinggi township, and runs the Paradigm Mall Petaling Jaya and Paradigm Mall Johor Bahru.

Main access is from Jalan 2/149, Jalan Awan Besar and the KESAS highway. MEX, MRR2, the Bukit Jalil Highway, the KL-Seremban Highway and the NPE are all nearby. From Sri Petaling LRT it is one stop to Bukit Jalil and three to Bandar Tasik Selatan.

How I read it. Maple's three-bedroom units of about 1,150 sq ft have sold for about RM 840 to 920 per square foot, in the same band as The Park Sky Residence's mid-size units, while the dual-key 1,378 sq ft units sold for less per square foot, at about RM 800 to 820. Twin Arkz, a serviced apartment, sits lower at about RM 660 to 790. Treat Maple's figures as an early signal: there are only seven sales, all from October 2025 to April 2026, just after completion, and some may be first sales rather than resales. The single 807 sq ft sale at RM 640,000 is below the lowest figure on the developer's price list, so ask for both the developer's current price and recent resale asking prices for the exact unit you like. For rent, Maple's own 808 sq ft units are mostly listed at RM 2,800 to 3,000 a month and its 1,163 sq ft units at RM 3,000, below the RM 3,800 to 4,000 mostly asked for The Park Sky Residence's 1,044 to 1,106 sq ft units. Maple has no rent listings yet for the 1,378 sq ft dual-key layout; the closest size, Twin Arkz's 1,300 sq ft units, is listed at RM 3,000.

What I would pick. For most families I would look at the C1 or C2 first: about 1,150 to 1,160 sq ft, three bedrooms each with a bathroom, and a yard. The D1 dual-key is the unit for two generations under one roof, since the studio has its own door, and it comes with 3 car park bays. If budget matters most, the 808 sq ft A1 or A2 still gives you three bedrooms. Ask about facing: the towers look towards the KL City Centre skyline on one side and Bukit Jalil Golf & Country Resort and the Ayer Hitam Forest Reserve on the other.

Aras Residences is about 170 m away, OAKA Residences about 700 m and The Queenswoodz about 1.3 km. The Maple Residences is the only completed project of the four, and the only one where every unit has at least three bedrooms. Its recorded sales of about RM 790 to 920 per square foot sit close to the launch prices of the three new projects, which you would wait until 2028 or 2029 to move into.
Facilities
The ground floor, called the Oasis Garden, has a 260 m linear park with a jogging track, an entrance with three lanes in and out, gardens, a community function deck, a multipurpose hall for 170 people, a surau, a dedicated delivery waiting area, space for a laundrette, kindergarten and nursery, and a covered walkway linking the three towers. Level 7, the Elevated Deck Garden, has a 50 m infinity pool that overlooks Bukit Jalil Recreational Park and Bukit Jalil Golf & Country Resort, a whirlpool garden, a kids' water play area with a slide, a BBQ terrace, reading and yoga rooms, a games room, an interactive kids' play zone, a function room for 250 people, an indoor gym, sauna and steam rooms, an outdoor fitness station, a reflexology path and a meditation deck.
