Is the price fair?

Prices run from RM 666,000 to RM 950,000, from about RM 783 per sq ft. Recorded sales, 2024 to 2026, at two completed projects nearby:

Per sq ft, Aras's start of about RM 783 is below the recorded sales at both. Its 850 sq ft starting price is RM 97,000 below the lowest sale of 872 to 947 sq ft at The Park Sky (RM 763,000 less RM 666,000). But The Maple's one 807 sq ft sale was RM 640,000, about RM 790 per sq ft, close to Aras's start.

Also, RM 783 is the lowest figure on the price list; other units cost more. The Maple has only a handful of records, all from late 2025 and 2026 after completion, so its market is not yet settled. The Park Sky is closer to Pavilion Bukit Jalil, and both can be lived in today, while Aras is expected in 2029. Compare the exact unit you are quoted.
