Quick answer: who is Aras Residences for?
Aras Residences suits couples and young families who want a two- or three-bedroom home in the established OUG neighbourhood, in a WCT township with its own park: an 850 sq ft two-bedroom or a 1,062 sq ft three-bedroom. It is less suited to buyers who want a small building or to walk to a train: 1,272 homes share two towers, and Sri Petaling LRT is about 1.6 km away.
My view
Aras is the second residential project in WCity OUG, next to WCT's completed The Maple Residences, so you can walk around a finished building by the same developer before you decide. The plan is practical rather than flashy: only two layouts, all bedrooms facing outward, towers oriented north-south with views towards KL City or Bukit Jalil, and a clear ceiling height of 3.1 m in the living room and bedrooms. The facilities are spread across the ground floor, Level 9 and a Level 56 sky terrace, and the towers face the township's Central Park and a 200 m linear park. The trade-off is scale: 1,272 homes, with 14 units on each typical floor. The fee of RM 0.39 per sq ft is moderate for a project of this size.
- Suits: couples and young families; buyers who want to inspect the developer's finished building next door; owners who want a large facility deck.
- Think twice if: you prefer a low-density building, need four bedrooms, or want to walk to an LRT station.

What do nearby homes actually sell and rent for?
The closest like-for-like reference is The Maple Residences, WCT's own completed tower next door, about 170 m away. The Park Sky Residence in Bukit Jalil, completed and about 1.6 km away, is the second reference, with many recorded sales at sizes close to both Aras layouts.
Recorded sale prices, 2024 to 2026
| Project | Unit size | Sales | Price | Price per sq ft |
|---|---|---|---|---|
| Aras Residences (launch, expected Q4 2029) | 850 to 1,062 sq ft | New launch | RM 666,000 to 950,000 | From about RM 783 |
| The Maple Residences (completed) | 807 sq ft | 1 | RM 640,000 | About RM 790 |
| The Maple Residences (completed) | 1,152 to 1,163 sq ft | 4 | RM 982,000 to 1.06 million | About RM 850 to 920 |
| The Park Sky Residence (completed) | 872 to 947 sq ft | 8 | RM 763,000 to 850,000 | About RM 850 to 920 |
| The Park Sky Residence (completed) | 1,044 to 1,109 sq ft | 13 | RM 900,000 to 1.20 million | About RM 850 to 1,080 |
Asking rents, September–October 2026
| Project | Unit | Asking rent per month |
|---|---|---|
| The Maple Residences | 808 sq ft | RM 2,550 to 3,300 (mostly RM 2,800 to 3,000) |
| The Maple Residences | 1,163 sq ft | RM 3,000 |
| The Park Sky Residence | 868 sq ft | RM 2,800 |
| The Park Sky Residence | 950 to 953 sq ft | RM 2,400 to 3,600 |
| The Park Sky Residence | 1,044 to 1,106 sq ft | RM 3,200 to 5,000 (mostly RM 3,800 to 4,000) |
Asking rents are what owners are listing for, not signed leases, so treat them as a ceiling.
How I read it. Aras's starting figure of about RM 783 per square foot sits below what The Park Sky Residence's units of similar size actually sold for in 2024 to 2026 (about RM 850 and up), and below The Maple Residences' recorded sales of about RM 850 to 920 for its larger units. The Maple Residences only has a handful of records so far, all from late 2025 and 2026 after completion, so treat it as an early signal rather than a settled market. Aras is a launch price for a building expected in Q4 2029, while both references are finished buildings you can inspect today, and The Park Sky Residence sits closer to Pavilion Bukit Jalil. RM 783 is the lowest figure on the price list, so compare the exact unit you are quoted. For rent, The Maple Residences' 808 sq ft units next door are mostly listed at RM 2,800 to 3,000 a month, and The Park Sky Residence's 1,044 to 1,106 sq ft units, close to Aras's 1,062 sq ft Type B, mostly at RM 3,800 to 4,000.
Which Aras Residences layout suits you?
| Type | Size | Configuration | Units | Who it suits (my view) |
|---|---|---|---|---|
| A / A1 | 850 sq ft | 2 bedrooms, 2 bathrooms, balcony | 904 (452 per tower) | A couple, or a young family with one child |
| B / B1 | 1,062 sq ft | 3 bedrooms, 2 bathrooms, balcony | 368 (184 per tower) | A family that needs three bedrooms |
What I would pick. For a family, Type B at 1,062 sq ft is the one I would choose: three bedrooms and two bathrooms, and only four of them on each typical floor of each tower. Type A is the bulk of the project, nearly three in four units, so it is the layout with the most choice of floor and facing. Both layouts come with 2 or 3 car park bays. Ask which side your unit faces: the towers are oriented north-south, towards KL City or Bukit Jalil.
What does it cost to hold each month?
The maintenance fee is RM 0.39 per sq ft a month, including the sinking fund, so:
| Type | Size | Maintenance fee per month |
|---|---|---|
| A / A1 (2 bedrooms) | 850 sq ft | About RM 332 |
| B / B1 (3 bedrooms) | 1,062 sq ft | About RM 414 |
On a 1,000 sq ft unit that is about RM 390 a month, the same as The Maple Residences, against about RM 420 at The Queenswoodz and RM 510 at OAKA Residences. Quit rent and assessment tax come on top.
Price per square foot against its neighbours
| Project | From | Price per sq ft | Built-up | Units | Monthly fee | Completion |
|---|---|---|---|---|---|---|
| Aras Residences | RM 666,000 | from about RM 783 | 850 to 1,062 sq ft | 1,272 | RM 0.39 psf incl. sinking fund | Expected Q4 2029 |
| The Maple Residences | RM 765,900 | not published | 808 to 1,378 sq ft | 940 | RM 0.39 psf incl. sinking fund | Completed 2025 |
| OAKA Residences | RM 836,000 | about RM 914 to 1,056 | 882 to 1,509 sq ft | 350 | RM 0.51 psf incl. sinking fund | Target Q1 2028 |
| The Queenswoodz | RM 723,300 | from about RM 853 | 807 to 1,410 sq ft | 1,004 | RM 0.42 psf incl. sinking fund | Expected 2029 |
The Maple Residences is about 170 m away, OAKA Residences about 700 m and The Queenswoodz about 1.2 km. Aras has the lowest entry price and the lowest starting price per square foot of the four, and the largest unit count. The Maple Residences is already completed, so you can inspect it; OAKA is the low-density option at 350 units, at a higher price per square foot.
Facilities
More than 50 facilities are spread over the ground floor, Level 9 and a Level 56 sky terrace. The landscape facilities include a 50 m lap pool, a hydrotherapy pool, an aqua gym pool, a lounge pool, a kids' pool, an onsen pool, a pool deck, a feature cabana, a floating deck, a yoga deck, a zen garden, a meditation platform, a stone garden, a tea terrace, a Hanami flower path, a herbs garden, a reflexology path, a children's playground, a BBQ terrace and pavilion and an outdoor gym. Indoors there is a multi-purpose hall, a games room, a table tennis room, a VR room, a podcast room, a social kitchen, a gymnasium, a yoga room, a reading room, a laundry area, changing rooms, a sauna and a steam room. The ground floor also has a guardhouse with three lanes in each direction, a dedicated visitors' lift, a prayer room, a nursery, a kindergarten, a parcel area and a separate lobby and mail room for each tower.
Pros and cons (my view)
| Pros | Cons |
|---|---|
| Developer's completed tower next door to inspect | 1,272 homes, 14 per typical floor |
| More than 50 facilities on three levels, beside the Central Park | Sri Petaling LRT is about 1.6 km away |
| 3.1 m clear ceilings and all bedrooms facing outward | Only 2- and 3-bedroom layouts |
| Lowest starting price per square foot among its neighbours | Completion expected Q4 2029; piling stage at last update |
